Two luxury apartments remain for sale in a new boutique beachfront development in Tugun on the southern Gold Coast following an early sales rush.

A month after pre-launching its newest boutique beachfront development Echo, developer Spyre has revealed that only two residences remain priced from $3.35m each.

The project’s early momentum marks a significant moment for Tugun, with sales at Echo averaging more than $28,000 per square metre — establishing a new benchmark for luxury apartment product within the suburb and broader southern Gold Coast market.

It follows huge interest in the once sleepy suburb — just last month a hushed $11.5m deal for a 1960s beachfront shack smashed the suburb record while property experts have their eye on the suburb as the next southern Queensland hotspot.

Positioned on the beachfront at 2 Dune St, Echo includes 10 full-floor and half-floor residences.

Spyre founder and managing director Daniel Laruccia said the project’s success reflected strong buyer demand for rare beachfront residences.

“The response has been incredibly strong because there simply isn’t a product like this available in Tugun,” Mr Laruccia said.

“From the wider frontage floorplans, to the scale of these residences, the boutique nature of the building and the absolute beachfront positioning, every part of Echo was designed specifically for this market.”

Designed by Cavill Architects alongside landscape architecture by CUSP, Echo has been intentionally crafted around expansive wide-frontage residences.

The architectural approach focuses heavily on owner-occupier living, with residences designed to maximise frontage with ocean views across the tightly held beachfront address.

The tightly held nature of the project created intense buyer competition throughout the pre launch campaign.

Whitefox projects Director Phillip Rand, who is marketing the project, said the response during the pre-launch campaign had been unprecedented.

“Buyers understood very quickly that this was an exceptionally rare offering,” Mr Rand said.

“The tagline for Echo is ‘for those that know’ and the market response has proven exactly that.”

Buyer demand throughout the pre-launch campaign was driven largely by hyper-local owner occupiers, including existing Tugun and Currumbin residents, alongside Brisbane buyers.

“Price has not been the barrier some may expect at this level because buyers immediately

recognised the value in what is ultimately an irreplaceable beachfront position,” Mr Laruccia said.

Echo continues Spyre’s presence within the Gold Coast apartment market, following projects including Glasshouse and Natura in Burleigh Heads, Cala Dei Residences in Coolangatta, MAYA Kirra Beach and Elysian Broadbeach, with the developer now preparing to launch a major Main Beach project later this year.
