Three Hobart homes top Tassie’s luxury property market

Three Tasmanian home sales stand head and shoulders above the rest so far this year – and all three are in Hobart.

To make the cut for 2025’s top sales of the year list, properties had to pass the $3m mark.

In the first three months of this year, No.15 Secheron Rd, Battery Point (Peterswald), No.14 Dresden St, Sandy Bay (Elders Hobart), and No.14 Woodcutters Rd, Tolmans Hill (Wolf Property), have exceeded this price benchmark, some by many thousands.

Peterswald agent Phoebe Nothling said No.15 Secheron’s architecture resonates strongly.

It offered original deco character charm with architecturally modern renovations, Mrs Nothling said.

She said interest throughout the campaign was predominantly from the local market, which strongly reflects the home’s position and appeal within the community.

“The successful buyer was particularly drawn to the beautifully established garden, the fact you could eat from the garden with the apricot, cherry, quince, apple and citrus trees,” she said.

When Elders Hobart agent Abi Freeman listed Elverton for sale, it was the first time No.14 Dresden has been on the market in 35 years.

While the sale price is undisclosed, the Mercury understands the transaction exceeded the asking price.

Mrs Freeman said the buyer was an interstate purchaser with a connection to Hobart, drawn to the lifestyle and investment opportunities that Hobart offers.

“We’re seeing a consistent trend of interest from interstate buyers who are captivated by the Sandy Bay lifestyle,” she said.

“The buyers were particularly drawn to the property’s seamless blend of location, privacy, views of the River Derwent and lifestyle.

“They loved how it is nestled in the heart of Sandy Bay, offering convenience and charm. The character features, combined with modern updates, really resonated with them as a place they could immediately call home.”

Mrs Freeman said the Victorian-era residence generated significant interest from the moment it hit the market.

“We had a strong volume of inquiries and multiple offers, which really speaks to the property’s appeal and the strength of the Sandy Bay market,” she said.

Wolf Property director Cam Rogers said while the price for No.14 Woodcutters Rd is undisclosed, he could reveal one detail: it has set a suburb record price.

“It’s an amazing property,” Mr Rogers said.

“It’s a residence of exceptional design and craftsmanship — an architectural statement.

“I’d describe it as one of the best newly constructed homes in Tasmania.”

Mr Rogers said when you visit, there is an undeniable sense of the quality of the finish and the scale of the home.

“Not only would the replacement cost be exceptionally high, but rebuilding it would be a complex and challenging project,” he said.

“At this level, people want a home with a point of difference; these homes offer features that not everyone has. It’s an elevated level of quality and craftsmanship that is uncommon.”

In the $2m to $3m price range, there have been 16 greater Hobart home sales so far this year.

This includes a mix of historic homes, coastal properties, well-located Battery Point pads, homes with pools, homes with land, and of course, architectural marvels.

Last year, 16 Tasmanian houses sold for $3m or more.

On realestate.com.au this week, there are about 20 properties that, when sold, will tip the scales in this price bracket.

The most expensive of them all is Sentosa in Sandy Bay, seeking an eye-watering, record-smashing $15m.

For those with $5 million or more to spend, options include the award-winning No.1 Victoria Esp, Bellerive or Battery Point’s 1829-built Harbour Master House.

From $4m to $5m sees a triple-level modern marvel in Ellington Rd become an option, alongside a Sandy Bay waterfront home priced at $4.2m-plus, and Mona St mansion Vernon listed at $4.75m-plus.

For family buyers with a $3.9m-plus budget, Salty Air at Seven Mile Beach is a property that features everything they might dream of: pool, views, putting green, basketball half-court, and a huge garage and workshop area — pure luxury.
