The suburb at the centre of north-west Sydney’s housing boom

With metro connections and a fresh wave of land releases, Box Hill is emerging as the suburb to watch in Sydney’s north-west.  

More than a decade after Box Hill and Box Hill Industrial were rezoned as part of the NSW government’s North-West Growth Area, the suburb is shifting from plan to reality.

The original 2013 rezoning was designed to unlock 9600 new homes, alongside a new town centre, village centres and other local amenity close to transport. 

Since then, the scale of that vision has grown. According to the NSW government, The Hills Shire — which includes Box Hill and sits 48km north‑west of Sydney’s centre — is projected to reach nearly 330,000 people by 2041, up from 192,660 today, a 71% increase. 

Box Hill is expected to grow rapidly too, with an additional 50,000 people forecast to move to the suburb within the next decade. 

The suburb’s momentum has also been supported by major infrastructure and connectivity upgrades. The Metro North-West Line opened in 2019. The line was later extended from Chatswood through the CBD to Sydenham in August 2024. 

What Box Hill’s next chapter looks like 

Several developments across Box Hill show how the suburb is changing through a mix of boutique land releases, house‑and‑land product and family‑focused estates. 

Nelson Quarter 

Nelson Quarter points to the kind of elevated, family‑oriented estate now emerging across Box Hill.  

Positioned close to schools, shops, transport links, parks and the new Rouse Hill Hospital under construction. The latest release includes a limited number of 300sqm blocks with frontages of more than 10 metres, with north‑west‑facing lots and views across to the Blue Mountains.

Sienna 

Sienna features elevated lots in a well‑connected pocket, with a mix of flexibility and price accessibility.  

The project offers lots ranging from 230sqm to 535sqm, with some sites marketed with dual‑occupancy potential, subject to council approval.  

The estate is about five minutes’ drive from Carmel Village and about seven minutes from Rouse Hill Town Centre and the Metro. 

Carmel View 

Carmel View is a new land release offering lots from 300sqm.  

It’s 40 minutes from Sydney, close to various retail stores, parklands, sporting facilities and Stonecutters Ridge Golf Club and idyllic Hawkesbury River fishing and boating. 

Signature Park View 

Signature Park View is a 23‑home community opposite the future Mason Road Reserve and about 300 metres from Box Hill Square Shopping Centre.  

The project is centred on turnkey four‑bedroom house‑and‑land packages, with landscaping, driveways, fencing and upgraded kitchen and bathroom finishes included. 

The Hills of Carmel 

Set within an established, masterplanned community, The Hills of Carmel offers a variety of land sizes from 250sqm to 500 sqm, with seamless connectivity to everyday amenity.  

The estate is minutes to Rouse Hill and Tallawong Metro stations and everyday needs are close by at Carmel with Rouse Hill Town Centre nearby for dining, shopping and entertainment. 

Box Hill Quarter 

Box Hill Quarter offers over 60 land parcels ranging from 247–533sqm, with elevated district views.  

It’s also nearby a variety of amenities including Anthony Skarratt Reserve, future Box Hill City Centre, reserves, shopping precincts, and sporting facilities. 

16 Terry Road 

A 17.28‑hectare greenfield site positioned between the Box Hill Square town centre and Carmel Village Shopping Centre is now on the market.

It is being offered via an expressions of interest campaign led by Knight Frank’s Mark Litwin and Jeff Moxham on behalf of the receivers and managers from Teneo, with EOI closing at 4pm on August 12. 

Mr Moxham said Box Hill is an emerging lifestyle suburb.  

 “As a vital precinct within the North-West Priority Growth Area, Box Hill benefits from ongoing investment in transport infrastructure, amenity, education and employment opportunities,” he said.  

“The convenient location of this Terry Road site in proximity to local amenity and parks will make it a highly sought after location for completed homes from the broader demographic, from young families to professional couples looking to be close to infrastructure.”
