Surrounded by nature and with a village-like feel, buyers have long been attracted to the Adelaide Hills. 

Now, the Hills suburb of Mount Barker is gaining attention as a brand-new community is giving everyone from families to downsizers the chance to make this sought-after pocket home.

“Just 30 minutes from the CBD, it has the character of the countryside yet is so well connected,” says Chris Ravat, national development director, Jinding.

The new community, Larkview, from established developer Jinding, is located on an undulating site with scenic outlooks.

Mount Barker moves 

Mount Barker has been growing in popularity in recent years as people catch onto its benefits. 

ABS statistics show that in the 2023/24 financial year, Mount Barker was one of three areas in South Australia with the greatest increase in population.  

“Mount Barker is quickly becoming one of South Australia’s most sought-after addresses, and Larkview contributes to this evolution,” says Mr Ravat.

The Mount Barker buzz is also reflected in the area’s price growth, with realestate.com.au data showing the median price of a home was $813,125 in the year to February 2026, up 17.8% on the previous year.

“Families love the choice of quality schools and childcare, plus an abundance of open green spaces, walking trails and sporting facilities to explore,” he says.

A new masterplan 

The brand-new Larkview community is the first ever Adelaide-based project by Jinding, and Mr Ravat says the picturesque location was one that they couldn’t pass up. 

“Larkview marks our exciting first step into South Australia, and we’re thrilled to welcome new families to a place designed to reflect the established character of this area,” he says.

He says the company’s $3.7 billion portfolio of development across Melbourne, regional Victoria, Queensland, and now South Australia, is focused on delivering 4,700 new homes in masterplanned neighbourhoods.

The Larkview life 

Buyers at Larkview will find a variety of land lots amid a well-thought-out masterplan. 

It features a 1.98-hectare community park and over one hectare of pocket parks, Mr Ravat explains.  

“We’ve made an intentional effort to retain many of the site’s established trees so that—alongside our central park, wetlands and more—families will have nature on their doorstep,” he says.

Larkview is located just a few minutes from Mount Barker South shopping precinct, where there is a Woolworths supermarket and other shops, cafes and convenience stores. 

The surrounding region is also home to some of Adelaide’s most beloved wineries, restaurants and more. 

“There are another two shopping centres nearby and, definitely worth a mention, Hahndorf is a short drive away,” says Mr Ravat. 

For families with children, there are plenty of education options locally, including Mount Barker Waldorf School, Mount Barker High School, Mount Barker South Primary School, and Cornerstone College.

A diverse community underway

The community is already beginning to take shape with earthworks nearing completion on stages 1 to 4.

Civil construction is also set begin soon, highlighting the momentum behind the project.

Once complete, Larkview will offer buyers the choice of around 330 conventional land lots, 20 townhomes, and a handful of homestead-sized lots, ensuring that the community has something to suit different stages of life.

For example, Mr Ravat says first-home buyers can secure an affordable, low-maintenance terrace home; while growing families can select one of the larger blocks so they have space for the future. 

“Downsizers can stay connected to the community they love without the upkeep of a big property, and lifestyle buyers can enjoy expansive lots with room to create their dream home,” says Mr Ravat.

Already selling fast

Larkview has already seen plenty of interest, with the majority of buyers being first-time purchasers and owner-occupiers.

Within just seven months of its launch Larkview recently celebrated its 100th lot sale, with the purchaser being Riddhi, a 19-year-old first-time buyer who was eager to get on the property ladder early.

Riddhi says she first heard about Larkview from her dad and was immediately drawn to its location and atmosphere.

"My dad mentioned Larkview because I wanted somewhere hilly, with nice views. Adelaide has got too busy over the years," she says.

"Larkview was the first place we went to together and what stood out were all the options. I loved the sound of the lifestyle and Jinding’s previous projects."

Riddhi intends to live in Larkview while she studies at Flinders University and is already getting excited about the house she will build.

With lot sizes ranging from 320sqm to 714sqm, buyers like Riddhi can select their dream lot, then choose their own home design, adhering to some general guidelines.
