New data shows house prices have increased by up to 70 per cent in some Territory suburbs in the past three years with the rural area leading the way.
The latest PropTrack property data showed Humpty Doo was at the top of the list with house prices up 70.6 per cent since January 2022 to sit at a median of $647,500.
Coming in second was Virginia with the average cost of a house up 45.3 per cent to $777,500.
Third was Larrakeyah, up 30.6 per cent to $1.33m, followed by Berry Springs with the median house price up 29.9 per cent in the past three years to $615,000.
Rounding out the top five was Fannie Bay where the average house price increased 19.7 per cent to $952,500.

Real Estate Central director Daniel Harris said while the top performers weren’t surprising, some big sales had helped push up median prices.
“To put things in perspective, a few big sales can throw the figures out a bit,” he said.
“Humpty Doo, for example wasn’t a suburb associated with million-dollar sales but in recent years there have been a stack of them.
“People sitting on more up-market properties are more receptive to selling because prices being achieved are more palatable.”
Mr Harris said the price increases in Darwin’s rural area were largely driven by demand.
“Demand for properties with more space and freedom grew off the back of the Covid era,” he said.
“A lot of people realised, relative to other capital cities, in Darwin you can enjoy the benefits of rural living and still be close to key amenities.”

Mr Harris said the low and mid sections of the rural market were currently “red hot”.
“There are a huge amount of second homebuyers who bought their first home in somewhere like Palmerston and now the family has expanded and they have the boat, the caravan or the campervan, they want room for the kids and all the assets,” he said.
“At the top end of the market, it’s people buying their forever homes.”
In the unit market, Millner was the top performer across the past three years with the median unit price up 32 per cent to $330,000.
This was followed by Rapid Creek where the average cost of a unit shot up 23.6 per cent since January 2022 to $445,000.
Third was Parap, up 22 per cent to a median unit price of $430,000, followed by Karama, up 11.9 per cent to $260,000, and Coconut Grove, up 11.6 per cent to $362,500.
