In the current property landscape, finding a home that offers value for money, space and lifestyle has become increasingly difficult.
Many buyers end up having to compromise, sacrificing lifestyle for affordability, or space for lifestyle.
But a new land opportunity in the regional NSW town of Cooma is attracting the attention of aspirational buyers who want that perfect trifecta.
Located about 1.5 hours from Canberra, around 4.5 hours from Sydney, and just over 1 hour to the coast, Cooma is the gateway to the Snowy Mountains and all of its lifestyle spoils.
“Interest is growing because Cooma sits in a rare position,” explains Australian Land & Housing Managing Director Damian Hogan.
“It has relative affordability compared with many coastal and premium alpine markets, but it also has employment drivers, tourism, Snowy Hydro influence, local services and strong regional lifestyle appeal.
“The market has also seen limited new vacant land supply, which creates real interest when a properly serviced estate becomes available.”
Surrounded by the best of the Snowy Mountains, Cooma is on the rise with buyers.
The final release drawing buyer attention in Cooma
Alpine Rise is a Homes NSW-led land project designed to create more housing choice in Cooma.
The broader project will deliver 140 lots in total, including 127 private market lots, six affordable/key-worker lots, and seven future social housing lots.
“Alpine Rise is about bringing new serviced land supply to Cooma in a way that supports private buyers, local workers and the broader housing needs of the town,” says Mr Hogan, whose company, Australian Land & Housing, has been appointed to manage the sales and marketing of the private market land.
“The latest release (40 lots) is the final stage of Alpine Rise.”
Lots vary from 500 to 1,000sqm, giving buyers plenty of room to build their forever home.
Earlier land releases have seen strong interest, with around 75% sold. The final Stage 5 land release is likely to be just as popular.
“That level of take-up reflects the depth of demand for affordable, serviced land in Cooma,” says Mr Hogan.
Alpine Rise offers a range of spacious lots that will suit a variety of buyers.
Where alpine beauty meets everyday lifestyle
The lifestyle is a huge part of Cooma’s appeal.
Residents can bank on plenty of fresh air, space, four distinct seasons, and access to skiing, hiking, mountain biking, fishing, national parks and a strong country town community.
A typical day might involve school drop-off in Cooma, work locally or remotely, groceries and coffee in town, then an afternoon walk, bike ride or kids’ sport.
On weekends, residents often head towards the snowfields, go hiking, mountain bike ride, fish, or simply enjoy the space and slower pace of regional living.
“It’s the sort of place where your weekday life is practical and connected, but your weekend lifestyle is Snowy Mountains, fresh air and adventure,” says Mr Hogan.
“It’s a lifestyle where you can work, raise a family and still be close to some of the best natural scenery and outdoor recreation in NSW.”
The Snowy Mountains is one of the country's premiere outdoor lifestyle destinations.
A regional town with the essentials already in place
Amenities-wise, Cooma has all the day-to-day services residents need, including schools, cafes, health services, sporting facilities and community groups.
There are also major town services including Coles, Woolworths, ALDI, cafes and local retail, plus Cooma Hospital and health services nearby.
Mr Hogan says moving to Alpine Rise doesn’t mean moving to an isolated estate; it means moving into an established regional town with services already in place.
“Alpine Rise is located on the corner of Polo Flat Road and the Monaro Highway, close to Cooma town centre and well positioned as a gateway to the Snowy Mountains,” he says.
“It gives buyers the benefit of being close to town services, while still having that open, elevated Snowy Mountains feel.”
Families are drawn to Alpine Rise for the balance of lifestyle and convenience.
The freedom to build on your own terms
Alpine Rise is primarily a land estate, giving buyers the freedom to secure land, settle when titles are registered, and work with their own builder.
There’s no mandatory build timeframe, so buyers can build when it suits their circumstances.
Builder options and house-and-land concepts are also available, depending on buyer preference, builder availability and the current release, Mr Hogan says.
He says interest has been strong from local families, first-home buyers, upsizers, downsizers, lifestyle buyers, people connected to the Snowy Mountains, and investors.
“We are still seeing young families and lifestyle buyers looking seriously at regional towns, particularly where they can find land, amenity and a genuine community rather than just a holiday location,” he says.
With land lots starting at $180,000, Alpine Rise’s final land release is likely to sell fast.
“Alpine Rise gives people the chance to build a proper home, with space around them, in a town that already has community, services and long-term regional appeal,” says Mr Hogan.
