The new skyhomes wealthy buyers are locking in for 2028

Broadbeach has evolved into one of the Gold Coast’s hottest premier locations, balancing a sophisticated, relaxed coastal lifestyle with urban convenience.  

It offers walkability, with patrolled beaches (Kurrawa), high-end dining, one of Australia’s biggest shopping centres (Pacific Fair), and vibrant nightlife all within reach, as well as convenient connection via the tram to other Gold Coast hubs and beyond. 

Billions of dollars’ worth of investment is being poured into reshaping Broadbeach, with developments ranging from boutique towers to large-scale mixed-use schemes. 

And with the Gold Coast Light Rail Stage 3 extension from Broadbeach to Burleigh Heads set to open to passengers later this year, and the 2032 Brisbane Olympics on the horizon, many interstate buyers are tapping into Broadbeach’s potential and snapping up properties that are already under construction. 

“We are absolutely seeing interstate buyers being attracted to Broadbeach, as the calmer, more relaxed neighbour to the internationally known Surfers Paradise,” says Rachel Hutson, Director at Colliers Residential. 

“These buyers are preferencing apartments over beach homes due to relative affordability, preference for brand new, maintenance-free homes; amenity; and living on one level with no stairs.”

Broadbeach has become one of the Gold Coast's most sought-after suburbs for luxury buyers.


Large-scale homes in the sky

Victoria and Albert Broadbeach (V&A) is one of the suburb’s most significant projects currently under construction, with first residents expected to move in from early 2028.

The developer behind the project, Iris Capital, has successfully established a renowned portfolio in the development and hospitality industries, including the accumulation of over 5,000 luxury apartments, three vineyards, 57 thriving venues/hotels and two casinos.

Their latest offering, V&A, features 425 premium apartments over two towers (Victoria and Albert, respectively), with class-leading residential amenity, co-located with a vibrant new retail and commercial precinct.

Resort-style amenity without leaving home

Residents will be able to ditch their wellness club and co-working space memberships once they move in, as everything they need will be onsite for them to enjoy.

The Victoria Club, located on the podium level, will feature a resort pool, spa, sauna, zen garden, barbecue areas, kitchenette, café, cinema, lounge deck, gym café, kids club and pool.

The Victoria Sky Lounge, located on level 64 of the Victoria Residences features lounge and dining areas, catering kitchen, meeting room and yoga/Pilates space.

Meanwhile, the Albert Club, situated on the podium level, will provide residential-only amenity, including pool, spa, lounge deck, fire pit, teppanyaki deck, zen garden, yoga lawn, gym, library and multi-functional space.

Why timing matters 

Significant progress has been made on the construction of V&A, and the development is firmly on track for move-in from early-2028 (Albert), and mid-2028 (Victoria).

Prices start from $1.91 million for a two-bedroom residence, all the way up to $4.64 million for a skyhome, or $25 million for a penthouse. 

More than 65% of V&A has already sold, with strong interest from local downsizers and right-sizers, as well as interstate lifestyle investors. 

The Albert Skyhomes Collection sold out, with buyer demand prompting the developer to secure Gold Coast City Council approval for eight additional levels of skyhomes within the Victoria tower. 

Ms Hutson encouraged interested buyers to get in sooner rather than later. 

“Good buying is about time in market, not timing the market,” she says. 

“V&A is right now entering a sweet spot where buyers have the security of knowing that building is well underway with a financially strong developer/builder, as well as the benefit of time to completion to manage financing and downsizing." 

“History shows that while short-term fluctuations occur, Gold Coast property values have consistently demonstrated resilience and risen in the months and years following major global crises over the past five decades, driven by high population growth, interstate migration, and constrained supply.”
