It’s set within a gated community and comes with Marina views. But Adelaide’s cheapest rental is not as it first appears.

Advertised as a one-bed, one-bathroom home with a weekly rental price of just $50 a week, Lot G12 Inlet Marina Tarni Court, New Port appears to be the bargain of the century in a rental market affected by a lack of listings and unaffordability.

But a closer inspection of the advertisement on realestate.com.au quickly shatters any hopes of having found an affordable rental, with the listing nothing more than a 15m marina berth.

A bold statement by listing agent Oriella Cianci of Century 21 further dispels any illusion: “THIS IS NOT AN APARTMENT – IT IS A BOAT BERTH.”

Ms Cianci said while the listing was both unique and rare, it offered little in terms of accommodation to tenants looking to score a bargain home.

“There’s been steady interest (in the property)…but this is definitely not an apartment,” she said.

“They also don’t allow live in at this particular marina, so this rental is solely to store your boat, although some marinas do allow for people to live on their boats.

“These type of rentals usually go to people that live in the area, however, this one is currently leased to someone who is not (local).”

The 15m berth has already attracted a number of inquiries.


While the berth may not be a home, Ms Cianci said the same rental rules applied to a berth as it would to a house or a unit.

“It’s all the same. It all gets managed through the residential tenancy act,” she said.

“As there is still a tenant as such…we can’t do anything with it until the lease ends, which is not until June.

“Obviously, it’s a little different as it’s not a house but lease agreements and law, they are all the same…so you’ll still have to pay a bond.”

The property is currently the only berth for rent on realestate.com.au, however, a total of 41 berths are currently for sale across South Australia, ranging in price between $13,000 and $380,000.
