The $2.7m Melbourne suburb where buyers are choosing apartments instead

1 day ago 3

With a median house price that’s one of the city’s most expensive, developers have found an in with high-end apartment projects catering to expectations in the east.

Balwyn has long been one of Melbourne’s most tightly held and expensive suburbs, defined by its tree‑lined streets, grand family homes and close proximity to the city centre.

Located just 10km east of the CBD, the suburb has consistently ranked among Melbourne’s blue‑chip markets. According to PropTrack, Balwyn’s median house price sits at $2.7 million, cementing its status as one of the city’s most expensive postcodes. Melbourne's average house price sits at $995,000, per the latest Home Price Index.

Rather than signalling weakening demand, this suggests buyers are rethinking how they want to live in Balwyn, with new developments reflecting that change.

Prestige living

Across Balwyn, a growing number of apartment and townhome communities are offering an alternative to the traditional large family home.

In doing so, they are appealing to downsizers, families and multi‑generational households seeking flexibility, quality and long‑term liveability.

In the Reid Estate, Maleela Rise by Chapter Group is a boutique development designed to support multi‑generational living, with generous floorplans that allow households to reconfigure as needs change over time.

Beyond the individual 31 residences, Maleela Rise places a strong emphasis on community. Shared spaces such as lounges, landscaped gardens and wellness facilities offer a lifestyle that prioritises connection, not just convenience.

Just five minutes away, Threadneedle, a collaboration between Wulff Projects and PGA Group, features 17 residences in a quiet Balwyn street.

Designed by Bruce Henderson Architects, the building incorporates Australian‑made brickwork and high‑performance double glazing for improved acoustic and thermal comfort.

Along Whitehorse Road, White & Weston by Coles and Dimas Property Group presents a more expansive vision of contemporary apartment living.

Positioned close to Balwyn Park, shops, transport and schools, the development caters to buyers seeking space within a connected urban setting.

Each home features premium Miele appliances, double‑glazed windows, Signorino stone benchtops and a 7‑star energy rating. Residents can also enjoy a 665sqm private garden and barbecue area designed by Jack Merlo.

For those who still prefer ground‑level living, Parring Collection by Orion offers a boutique townhome alternative.

Set on a quiet street near Maranoa Gardens, the 14 architect‑designed homes blend contemporary architecture with a strong connection to landscape.

Private gardens, rooftop terraces and carefully curated interiors appeal to buyers seeking space and privacy, without the ongoing maintenance of a traditional large block.
