The latest Place Advisory analysis found Queensland dwelling approvals had surged 27.5 per cent year-on-year, while Brisbane house prices have climbed more than 72 per cent in five years and listings remain 50 per cent below normal levels.
Despite the construction boom, just 186 luxury stand-alone houses were currently planned across Brisbane.
Mr Nichols said the gap highlighted growing demand from affluent professionals and families seeking beautifully finished, move-in ready homes without the stress, uncertainty and time commitment of building themselves.

“There are a lot of successful professionals and families who want a beautiful, high-quality home, but don’t necessarily want to spend two years managing architects, consultants, builders and endless decisions,” he said.
“For many buyers, luxury isn’t about excess.
“It’s about removing friction and having a home that feels intuitive, functional and genuinely enjoyable to live in.

Mr Nichols said Värme Homes was focused on creating homes designed for real life, balancing architectural quality with comfort, practicality and a strong sense of place.
The Camp Hill residence also marks the first collaboration between Steve and his sister Sarah Albury from Luxe Palm Designs, who worked alongside him on the interiors and design direction.
Place Camp Hill agent Julia Doyle said buyer demand for move-in ready luxury family homes remained exceptionally strong.
“We are seeing buyers compete incredibly hard for new, high-quality family homes because there simply aren’t enough of them,” she said.

“Many buyers love the idea of building, but the reality is they don’t have the time for a two-year project or the uncertainty that can come with construction.”

Designed for the Queensland lifestyle, the home embraces seamless indoor- outdoor living, premium entertaining spaces and refined finishes that support both relaxed family living and effortless year-round entertaining.
