Sydney’s new tallest building: $3.5b twin tower development gets approved

Sydney is set to welcome its new tallest residential skyscrapers, with two 82-storey luxury towers approved for the CBD in a $3.5 billion project.

The 6,000sqm development was approved on Monday morning and will boast Australia’s highest rooftop pool at 262m with 360-degree views of the city.

The current record holder is the Australia 108, located in Southbank, Melbourne, which has a swimming pool at 212m or 70 storeys.

The development, dubbed Castlereagh Place, will house 607 apartments ranging from one-bedroom studios up to three- or more bedroom, family-sized units.

A 209 room hotel will claim the bottom eight levels of the towers and have a secondary exit into a central green space fronting onto the corners of Castlereagh, Pitt and Liverpool Streets. The project is being developed by Billbergia Group and Metrics CreditPartners.

This surrounding 1,000sqm will contain park areas and eight small buildings for hospitality and retail businesses.

Castlereagh Place will be part of a considerable new precinct.


Design Director at architecture firm fjcstudio Richard Francis-Jones said the project aims to reflect Sydney’s urban character and is ambitious on account of its significant scale.

“Rising above the tree-lined, human-scale streetscape are two slender residential towers that will transform the city skyline and look towards the Harbour, Hyde Park, and the Royal Botanic Garden,” Mr Francis-Jones said.

“It will create a rich urban complex of public open spaces, landscaped gardens, and vibrant laneways,” he said.

Residents will have access to a host of amenities including a golf simulator, cinema and wellness centre complete with plunge and magnesium pools.

There will also be a concierge service and 500 basement carparks built deep underground.

The project is expected to be the “next great urban oasis” according to Joseph Kinsella, the group director of Billbergia, Castlereagh Place’s developer.

“It will bring the vibrancy of places like Barangaroo and Darling Quarter into a more accessible, central destination at the very heart of Sydney,” Mr Kinsella said.

The buildings, appearing in this artist’s impression in gold, were given the nod from council.


Demolitions are already underway but could be complex due to the depth of the dig, location of underground public transport, and the size of the development.

Once the initial work is finalised, it will take at least three and a half years before the buildings can be completed, according to the developer.
