Darwin home prices up 16.7 over past 12 months, lead the country in growth

Darwin home prices have boomed by almost 17 per cent over the past year, to lead the country in growth and set a new record.

According to PropTrack’s Home Price Index for June released on Wednesday, Darwin home prices have grown by 16.7 per cent over the 12 months to June 30 for a new median home price record – for all dwellings – of $635,000.

Over the past month, house prices have risen by 0.2 per cent, with unit prices lifting 0.1 per cent.

Darwin is the only Australian capital city to record home price growth in June. Nationally, home prices fell 0.3 per cent in June, with Sydney and Perth dipping by 0.5 per cent, Melbourne and Canberra slipping by 0.4 per cent, and Brisbane, Adelaide and Hobart all sinking by 0.2 per cent.

Darwin leads the country in home price growth.


“Home prices softened across every capital city in June, bar Darwin, as higher interest rates and cost of living pressures continue to weigh on purchasing power,” REA Group Senior Economist Anne Flaherty said.

“The [Federal] Budget may have also contributed to more cautious decision making among both owner occupying buyers and investors.

“The strongest performing parts of the market continue to be those offering the greatest affordability.

“Regional markets outperformed capitals over both the month and the year.

“Similarly, units have recorded smaller declines over the month compared to houses, and have seen stronger growth over the year.

The Darwin market could continue to outperform the rest of the country throughout 2026.

“Looking ahead, affordability is likely to remain a key driver of market performance, with the share of buyers looking to purchase in more affordable areas, such as regional markets, expected to increase,” Ms Flaherty said.

REA Group Senior Economist Anne Flaherty says Darwin could continue to outperform the rest of Australia.


“As yet, the full impact of the Budget on investor demand remains to be seen. Overall, conditions appear to have improved for first-home buyers, who will benefit from lower home prices and less investor competition in 2026.”

The median house price in Darwin is now a record of $791,000, up 10.2 per cent or $74,700 over the past 12 months. Median unit prices have risen to a record of $609,000, up 6.2 per cent or $31,200 over the past 12 months.

In the rest of the Northern Territory, the median price for all home dwellings has remained steady at $360,000 over the month of June. Over the past year, that median is up 2.7 per cent.

The median house price is also steady at $372,000, up 1.6 per cent over the past year. Median unit prices in regional NT are also unchanged over June, up 7.3 per cent over the past year to $336,000.
