Sydney’s 10 best suburbs for first-home buyers have been revealed by property specialists Oliver Hume.
Owing to their affordability relative to the rest of the market, Sydney’s outer ring suburbs in the west, northwest and southwest dominate the list, with Jordan Springs, Austral and Marsden Park being identified as the leading options for buyers seeking affordable homes in great locations.
The research combines suburbs’ affordability, eligibility for government buying assistance, available supply and proximity to important infrastructure, meaning the most affordable suburb, Bradbury, is not necessarily considered the best place for first-time buyers to go.

Oliver Hume’s MyFirstHome CEO Adam Duster said while first-home buyers had faced significant challenges over recent years, there was still plenty of opportunities for those willing to cast a wide net.
“For first-home buyers, it is all about getting into that first property and holding it for the long term,” he said.
“The sooner you get started, the sooner you can start to build towards your dream home.”

Oliver Hume chief economist Matt Bell said as Australia’s least affordable capital, Sydney was tough going for first-home buyers.
“You’re going to have to go a lot further from the CBD to find that affordable property,” he said.
“The suburbs on our list don’t just meet the affordability test; they support the day-to-day needs of buyers who want their first-home to work for their lifestyle.
“These suburbs remain standouts for buyers looking to maximise their deposit, get access to
government assistance schemes while still living in well-located and serviced communities.”

JORDAN SPRINGS

The report’s number one pick for first-home buyers in Sydney was Jordan Springs, in the City of Penrith.
The suburb lies 53km west of the CBD and has a median house price of $1m, according to Oliver Hume.
One of the key strengths of the suburb, according to Oliver Hume, is its public transport connections.
This home on Cropton St, Jordan Springs, sold for $1m in September.
This Portsmouth Cct home sold for $983,000 in October.
In particular, the suburb is well-connected through Penrith Station, offering access to Central, Richmond and Bathurst.
Other listed strengths of the suburb were its “established community services” and “family-friendly housing”.

The emerging suburb of Austral in Sydney’s southwest was Oliver Hume’s second best first-home buyer suburb.
Located in the City of Liverpool, the suburb has a reported median house price of $930,000.
With 497 listings in the last 12 months, the area has the supply strength to keep prices relatively low.
This home on Crop Ave, Austral, sold for $910,00 in September.
This Seoul Ave, Austral home also sold in September, for $940,000.
Oliver Hume called the region a “major growth area” with “ongoing large-scale infrastructure and community developments”.
Austral is primarily connected via Leppington Station, offering direct trains to Parramatta, Liverpool, and the Sydney CBD.

MARSDEN PARK

Marsden Park took out bronze as Oliver Hume’s third best first-home buyer suburb.
A relatively new suburb, the area had 456 listings over the year and 136 in August alone.
A family home on Genoa St, Marsden Park which sold for $1.08m in December.
This Sylan St home also sold in December, for $1.193m.
It recorded a most recent median house price of $1,178,500.
Part of the City of Blacktown in Sydney’s north west, the growing suburb’s new infrastructure, like shopping centres and schools, were part of its promising growth potential, according to Oliver Hume.
