21 Alexander Ave, Geelong, is on the market for $2.75m to $2.85m.

A clever contemporary rebuild delivers a surprising twist on the classic character home renovation to create a super flexible base in one of Geelong’s most prized tree-lined streets.

The restored weatherboard facade is almost all that remains of the original house, which has been transformed into a light-filled luxury residence featuring a detached studio.

McGrath, Geelong listing agent Jim Cross said the vendors showed customary flair in “thinking outside the box” to realise their vision for the four-bedroom house at 21 Alexandra Ave, Geelong.

A spiral staircase delivers you to a rooftop deck in the extension.

As well as creating the studio at the front, they added a rooftop terrace with city views and bay glimpses – accessed via an external spiral staircase – to the main two-storey dwelling.

“They have retained the facade and knocked down the rest so it’s pretty much a new build and it has been built to the highest standard, with marble and premium finishes,” Cross said. “They have set it up as a bedsit at the front that you can rent out or use for family. It’s got its own entrance and there’s a breezeway in between the two dwellings.

“They have lived in the back section and use the other from time to time as an Airbnb.”

The studio, which incorporates a kitchenette and ensuite, retains a heritage feel through timber floors, an original fireplace, 3.4m-high ceilings and leadlight windows.

The modern kitchen is designed to be light and bright.

The balcony off the main bedroom has a garden view.

A landscaped firepit area completes the package.

By contrast, the main residence just across the breezeway embraces modern polished concrete and American ash flooring, high square set ceilings and sharp external metal cladding to the first floor.

Cross said one of the standout features of the design is the huge amount of natural light.

“It is north-facing but on the east, west and north sides there are sliding doors rather than windows so you can open it all up and get that natural airflow,” he says.

The rear open-plan living zone, anchored by a quality kitchen fitted with Italian marble benchtops, top appliances, soft-close cabinetry and a large butler’s pantry, overlooks a private tiered garden.

Oversized glass stacker doors connect the space to a covered deck, one of several options for outdoor entertaining.

Sliding doors throughout allow for excellent cross ventilation.

There’s a main bedroom suite on each level of the house.

The front bedsit has its own private entry, with access the main house via a breezeway.

Upstairs, the main bedroom suite has access to its own balcony, where you can ascend the stairs to the rooftop deck for sunset cocktails. An alternative main bedroom suite, incorporating a walk-in wardrobe and ensuite with freestanding bathtub, is on the ground floor for those seeking single-level living.

Mr Cross said the location unlocks lifestyle benefits: “We genuinely find that street is one of the most popular streets in Geelong because obviously you are one street back from the waterfront so you have got all that at your disposal but you don’t have all the cars.”

He’s set a $2.75m to $2.85m price guide for the property.
