A new over-55s development in Armstrong Creek will deliver 345 homes amid booming demand for lend lease communities across Geelong.
Stockland has launched Halcyon Greenhaven at a 17.2ha site in Harkness Blvd near Warralily shopping centre.
It is the developer’s second over-55s village in the region, where it has committed $741m across three gated communities.

The latest offering is centred around a clubhouse featuring indoor and outdoor pools, pickleball courts, a bowling green, golf simulator, gold class cinema and wellness facilities including a yoga studio.
It follows Halcyon Horizon, also in Armstrong Creek, which welcomed its first residents in 2024.
Stockland Halcyon Communities general manager James Westh said the Greater Geelong region was a priority market for the company given its increasing appeal to over-55 buyers.
Currently 31.5 per cent of area’s residents are aged 55 and over, but that’s expected to rise to 68 per cent by 2041.
Future residents will have access to everything from bowling greens to libraries.
Both an indoor and outdoor swimming pool are included in the master plan.
The community is 500m from The Village Warralily Shopping Centre.
“The combination of coastal lifestyle, affordability and established infrastructure is increasingly attracting buyers from regional Victoria, metropolitan Melbourne and interstate, reinforcing Geelong’s position as a key growth market for our Halcyon communities,” Mr Westh said.
He expects strong interest in Halcyon Greenhaven from local downsizers and those relocating from Queensland, New South Wales and Tasmania.
Juliane and Garry are among the first to purchase at the new development after deciding to make the move from another Stockland community in Queensland.
Halcyon Greenhaven buyers Gary and Juliane’s have chosen this design.
There’s a range of interior colour palettes to choose from.
“Moving from Queensland to Victoria is a big change, especially with our children and grandchildren still living on the Gold Coast, but Geelong kept drawing us back every time we visited,” Juliane said.
“What really appealed to us about Halcyon Greenhaven was the strong sense of community and amenity, from the pools and wellness facilities to the social spaces, security and relaxed lifestyle, while still being close to Avalon Airport so we can easily stay connected with family in Queensland.”
The development offers eight home designs, with two and three-bedroom layouts, optional studies and single or double garages, starting from $599,000.
