Staying local, looking ahead: The quiet Cairns pocket over-50s are eyeing

When it comes to over-50s living, Far North Queensland’s Gordonvale ticks many boxes.

The historic sugar-farming town, located about 23km south of Cairns, has seen a rise in demand for low-maintenance, community-focused residences that feel like home.

“Gordonvale already has a significant over-50s population, with more than a third of residents aged over 50, and many have lived in the area for a long time,” says Adam Forrester, Head of Development Queensland at Ingenia Communities.

“It’s a location that offers a relaxed village atmosphere while still being close to all the conveniences and services residents need.

“Gordonvale has a strong sense of community, beautiful natural surroundings and a pace of life that really appeals to over 50s looking to downsize without leaving the region they know and love.”

A new resort-style community

Ingenia Lifestyle Kō is a new over-50s resort-style community of 372 one- and two-bedroom homes, tucked beneath Walshs Pyramid.

The vision is to create a welcoming neighbourhood where residents can enjoy modern, low-maintenance living while remaining connected to the local area and enjoying a strong sense of community.

With the Bruce Highway close by, it’s about 22km from Cairns CBD and just minutes from the Gordonvale town centre.

Mr Forrester says one of the strengths of the location is that residents can enjoy a quieter lifestyle without sacrificing convenience – healthcare, shopping, dining, the airport and surrounding attractions are all within easy reach.

“The location is extremely well connected,” says Mr Forrester.

“Residents are just a short stroll to the local shopping centre with cafés and everyday services across the road, while Cairns Hospital and the airport are both within easy reach.

“There’s also excellent access to outdoor recreation including golf courses, Gordonvale Bowls Club, conservation parklands and Copperlode Dam.”

What ‘rediscovering home’ actually looks like

Ingenia Lifestyle Kō has been designed around lifestyle, wellness and connection.

Planned amenities include a clubhouse with gym, sports bar and lounge, arts and crafts room, pool tables, multipurpose spaces and a swimming pool.

There will also be a community garden, workshop, caravan and boat storage, and a community bus for residents.

“A typical day could start with a swim or coffee with neighbours before heading off to explore the local markets, walking trails or nearby golf course,” says Mr Forrester.

“Residents might spend time in the community garden, attend social activities in the clubhouse or simply relax and enjoy the scenic surroundings.

“The beauty of this type of community is residents can be as social or as independent as they choose.”

Along with well-designed homes, Ingenia Lifestyle Kō residents will also enjoy a range of amenities.

Why land lease is giving over-50s more choice and freedom

Under the land lease model, homeowners own their home and lease the land it sits on.

This significantly reduces upfront purchase costs and allows residents to free up equity from the sale of their existing home.

There’s no stamp duty on the land component, no deferred management fees when selling, and homeowners retain any capital gains on their property.

Ingenia has 29 land lease communities across Australia, including multiple communities throughout Queensland.

“The biggest benefits are lifestyle, connection and freedom,” says Mr Forrester.

“Residents can downsize into a brand-new, low-maintenance home while gaining access to resort-style amenities and a community of like-minded people.

“It’s about reducing upkeep and creating more time to enjoy life.”

Local and low-maintenance

Ingenia Lifestyle Kō at Gordonvale will be delivered in stages – the first homes were released in May 2026, with the new onsite sales office and first stage of the clubhouse expected to open in early 2027.

Homes in the first release started from $425,000, with the next release prices to be announced.

Mr Forrester says there’s been strong interest from local residents and surrounding Cairns suburbs, including Edmonton, Mount Sheridan and Bentley Park.

“Many buyers are people who have lived in the region for years and want to remain close to family, friends and familiar surroundings,” he says.

“There’s a strong emotional connection many locals have with Gordonvale, and we’re seeing genuine excitement from people who never imagined there would be an opportunity to move into a brand-new home within a purpose-designed over-50s community in the area.

“It’s particularly appealing for life-minded people looking to stay connected to the region they love while embracing a more relaxed and low-maintenance way of life.”
