A premium beach house with spectacular views over Ocean Grove beach and the Barwon River has hit the market with a $4.9m price tag.

Vendors Andrew and Jenni built the Auhaus Architecture-designed home eight years ago as one of two side-by-side getaways for their extended family.

With basement and garage parking for up to 14 cars and 11 bedrooms spread across both stand-alone properties, they could comfortably accommodate their 15-strong clan.

But with some family members moving permanently to the Bellarine Peninsula, Andrew said the couple was now scaling back to one holiday house.

It’s listed the smaller of the two, a four-bedroom, three-bathroom home at 114 Presidents Ave, Ocean Grove, through Fletchers, Bellarine agent Ben Roberts.

Mr Roberts estimated the replacement value of the property would be $6m today, given it’s prized position just 300m from the shore.

The elevated, two-storey residence, featuring locally sourced bluestone, timber battens and floor-to-ceiling glazing, is designed to capture sunset views from every vantage point.

“We always say there’s this feeling we get when we cross the Barwon River, where your heart rate just drops and you go into relaxation mode – it’s a real nice feeling,” he said.

“And then when we arrive at the beach house it has got such beautiful views on the deck – both the ocean and river views.

“Everyone just of relaxes, we are different people down here.”

Timber battens are paired with bluestone on the angular facade.


When you get sick of the beach, the self-cleaning swimming pool beckons in the low-maintenance back yard.


He said the main surf beach, about 500m away, was so safe for the grandkids, while his 90-year-old mother-in-law could still walk to the nearby main shopping strip.

Mr Roberts said the care that had gone into the house was evident, particularly in its “hall of fame” glazing and natural light.

He’s calling for expressions of interest by December 12.
