Sold: Luxury buyers active in Hobart

In a whirlwind week of sales, a Hobart agent helped five buyers to secure luxury apartments in Hobart.

He says there are “plenty of buyers” hunting Hobart in this price bracket.

South Property Group principal Nick Cowley said, in North Hobart, three apartments in the No.1 Burnett St development sold for $1.25m, $1.625m and $1.75m. The finest of the four is on the market for $2.2m-plus.

And on the other side of the city in Taroona, both top floor penthouse homes at Vue de Mar have been sold; one for $2.45m and the other for an undisclosed price.

The remaining apartments, listed with South Property Group and New Haus, are priced “From $2.25m”.

One of the Taroona buyers said they were “taken immediately” by the high spec and the thoughtful design elements on offer at the Giameos Developments-built Vue de Mar.

“Other attractions are the apartment is all on one level and an already established strata, even though it’s a new build,” they said.

Buying in Tassie after living interstate and overseas gives them a unique perspective on what is on offer in Hobart.

“Hobart gives you good value for money compared to Sydney and London,” they said.

“We like the cooler climate, or at least the lower humidity in Hobart. We like the food culture and farmers’ markets. We both come from small town/small city backgrounds, so the size of Hobart feels great — nice and friendly.

“We like our food, wine and distilleries, and Hobart is great for all that. And we are excited to be able to be close to nature but still easily get into town for restaurants and the cinema.”

Mr Cowley said buyers in North Hobart and Taroona were impressed with the high level of finishes, fixtures and fittings, some that “you simply won’t find in any other apartment on the market, past or present”.

“With almost 40,000 views and more than 100 inquiries across these two developments to date, there are plenty of buyers in this price bracket, especially from mainland purchasers looking to call our beautiful city home,” he said.

“And why wouldn’t you? An apartment to the equivalent quality of Vue de Mar on Sydney Harbour would see you looking north of $6m.

“That said, the buyers are incredibly fastidious and know exactly what they want, so design, quality, liveability and location are all equally critical.”

Mr Cowley said while there are a number of high-end apartments available to purchase in Hobart for these types of buyers — already established or off the plan — there are others that never got off the ground.

“There are at least a dozen Council-approved apartment developments that I know of that have not commenced construction due to increased building costs,” he said.

“I’ve seen many where sales commence, but then they are cancelled at a later date for this very reason.

“Hopefully a strong turn in the market next year will re-energise the new apartment construction space.”
