Smooth sailing: The grand maritime residence making waves with buyers

A nearly 200-year-old slice of Hobart’s maritime history has hit the market, giving home buyers a chance to own a rare piece of Tasmanian heritage near the waterfront.

The four-bedroom Harbour Master House at 25-27 Castray Esplanade, Battery Point is on the market, seeking expressions of interest through Elders Real Estate.

Built in 1829, the property has been well preserved and stands as a landmark of early colonial architecture.

The home’s solid sandstone walls, soaring ceilings, and Victorian Italianate proportions reflect its heritage, while other parts have been restored and updated for modern comfort.

Real estate agent Mathew Chugg said the unique property was originally home to the harbour master who oversaw the bustling port in Hobart.

“It’s one of a kind,” he said.

“It has generous proportions on a big block in the Salamanca precinct, where it is uncommon to see such a big parcel of land with a big, grand home.

“It’s surrounded by parklands and it’s a short walk to the Salamanca strip. When the stadium is built, it will be a short walk to there as well.

“The location, grandeur and the history of the home are really special.”

Inside the home, there are multiple living and entertaining spaces, with a formal lounge room, formal dining room, casual dining zone and sunlit conservatory spanning the ground floor.

There are four bedrooms, a bathroom and ensuite located upstairs, along with a verandah and deck offering harbour views.

There is a bedroom or extra living space on the ground level, in addition to an office, laundry, sauna and bathroom.

Outdoors, the 1,419 square metre property is set across two titles with expansive, manicured gardens.

Mr Chugg said the sale campaign was going well, with plenty of buyers showing interest in the stunning property.

“We’ve had a huge amount of enquiry; I’ve been getting four to five enquiries on it a day,” he said.

“We’ve had quite a few locals, no doubt about that, but we’ve also had a fair few interstate buyers.

“I’m unsure what it is but we’ve had quite a few inspections from Queenslanders who are flying in to look it at.”

He said some of the Queensland buyers were looking to live in Tasmania for its cooler climate.

Battery Point’s median house prices soared 53.6% to $2.1125 million during the year to May, according to PropTrack.

Home prices in Hobart have increased 9.8% year-on-year to $735,000, while regional Tasmanian home prices have grown 12.9% to $581,000, according to the latest PropTrack Home Price Index.
