A buyer emerged for 13 Highett Rd, Highton, in less than two months.

A secluded bushland home offered for the first time in 45 years has scored Highton’s biggest sale of the year.

The 8000sq m property at 13 Highett Rd, Highton, sold for an undisclosed price understood to be circa $3.3m.

The long-time vendors were looking to downsize from the unusually large suburban allotment after raising five children there.

The secluded house is hidden behind a long tree-lined driveway.

They built the original house, designed by architect John Mitchell, in the 1980s and had extended and refreshed it over time.

McGrath, Geelong agent Georgie Shaw said multiple buyers closely tracked the property during the 52-day campaign.

“The level of interest was driven by a rare combination of attributes that are incredibly tightly held in the Geelong market,” she said.

“The two-acre landholding, positioned just minutes from Geelong’s leading schools and the natural beauty of Buckley Falls, offered a lifestyle that is increasingly sought-after private, peaceful, and beautifully set back, yet still remarkably connected.

“This balance strongly resonated with buyers seeking space without compromise.”

Timber-lined ceilings feature in the main open-plan living space.

Not a neighbour in sight.

Most rooms have garden views.

The five-bedroom house features cedar-lined walls, 7m-high cathedral ceilings and South Africa slate floors.

As well as two main bedroom suites, the floorplan includes a library, a mezzanine study space and underground wine cellar.

Outside, mature gardens wrap around a Mod Grass tennis court and a multipurpose studio with a Quebec French wood burner.

Ms Shaw said the architect’s 1980s design had stook the test of time and still resonated with buyers today.

Lighting is installed at the tennis court.

The dining area has a lovely garden connection.

The formal lounge and dining room was a later addition.

“Without exception, every buyer who walked through commented on the feeling of the home,” she said.

“There’s a warmth and energy that is immediately evident you can genuinely sense the years of love, family, and laughter that have shaped the space. That emotional connection became a key driver of engagement throughout the campaign.”

The deal is Highton’s first sale to top $3m in 12 months. The last to achieve that mark was a luxurious five-bedroom house near Buckley Falls that sold for $3.1m.
