Ryan Seacrest has officially offloaded his 40-acre California estate for $26.75 (US$18.5 million) amid fresh concerns for his health.
The wheel of Fortune host, 51 – who finally offloaded the home two years after listing the stunning Napa Valley property for the much higher price of $31 million (US$22 million) – worried some fans after taking to Instagram sharing photos from this year’s Taste for a Cure fundraiser in Los Angeles.
“Honoured to have hosted for the third time at last night’s Taste for a Cure Event benefiting life-sustaining research at [UCLA Jonsson Cancer Center],” he wrote alongside six photos from the gala.
The longtime American Idol host’s followers rushed to the comments section of his post to share their thoughts about Seacrest’s look.
“Ryan, your fans are worried about your appearance,” one person wrote. “You have lost your spark with the extensive weight loss.”
“Love you Ryan but please gain some weight back,” added another.
“Looks sickly,” commented a third, while a fourth said that Seacrest looked “scary.”
In December 2024, Seacrest revealed he was “doing everything I can to feel like I’m not 50,” he told Entertainment Tonight at the time.
“Anything I can do to make myself feel 29 again. Seacrest added that he was “overexercising, eating better [and] overtraining,” as well as focusing on “lots of muscle recovery, cold plunging and steaming.”

The 51-year-old American Idol host first brought the enormous Napa spread to the market in summer 2024, soon after completing what was described as a “significant remodel.” That listing was removed just over a month later, only for the property to return to market in April 2025 at the same price.
However, it seems Seacrest was unable to find a buyer willing to fork out such a lofty sum, and by April of this year, the estate had undergone a hefty price chop that brought the asking price down to $27 million (US$18.8 million). Weeks later, the on-air host has now closed on the sale of his home for just $433,000 (US$300,000) less than that, as first reported by Mansion Global.
Still, Seacrest will likely walk away with a fairly sizeable profit, having purchased the property through an LLC for $20.2 million (US$14 million) in 2020, according to records. Provided his renovations didn’t total more than $6.5 million (US$4.5 million), he will at least break even on the sale. As for the new buyer, whose identity has not yet been revealed, they have secured a stunning spread in St. Helena, featuring a beautiful main residence spanning 10,750 square feet, with five bedrooms and six bathrooms.

The listing, which was held by Cyd Greer of Coldwell Banker Boker of the Valley, highlighted the pool, guesthouse, cottage, and other amenities.
“Originally built in 2004, the property underwent a significant remodel in 2023/2024, blending timeless elegance with a fresh, light-filled space tailored for today’s modern lifestyle,” the listing read.
Seacrest previously opened up about his favourite aspects of the property when listing it the first time, explaining that he was bowled over by the views in particular.
“It’s such a peaceful spot, and the views out over the valley floor are unforgettable,” he said in a press release. “You can even see the hot-air balloons drifting by in the distance. It’s the kind of place where you naturally want to slow down and take it all in.”
The luxurious property is surrounded by lush greenery, which adds another layer of privacy to the remote setting.
Upon entering the home, guests are greeted with an expansive living area with a soaring ceiling, a chic fireplace, and access to the outdoor area.

“Built to exceptional standards, the home showcases chiselled limestone walls, reclaimed wood beams, seven fireplaces, and expansive pocketing doors seamlessly connect indoor and outdoor living spaces. Outdoor living areas feature an infinity-edge pool and spa, a spacious central courtyard for large scale dining, inviting view terraces, a bocce court and a 220-tree Italian olive grove,” the listing added.
Highlights of the main house include an inner courtyard, a chef’s kitchen, and a spacious primary suite with an office and private terrace.
The layout includes a library gallery, TV room, gym, laundry, garden room, storage room, and three-car garage.
Luxe details include reclaimed wood beams and wide-plank oak floors. Custom cabinetry, lighting, doors, and windows were all installed.
There are seven wood-burning fireplaces in the main house, including a kitchen fireplace with a rotisserie and a pizza oven. The living room has a dry bar and pocket doors to the side terrace.
Seacrest transformed the property in 2024, teaming up with architectural designer Silvia Nobili of Nobili Marques Arquitectura to carry out a significant renovation that breathed new life into the space.
Finishes were changed, an enlarged primary suite was completed, an additional guest suite was added, and the guesthouse was completely remodelled, listing agent Greer previously explained.
“Based on the client’s wishes, the goal of the renovation of the main house was to provide a fresh and light feeling, suited for a more modern lifestyle,” Nobili said in 2024.
“To achieve the goal of more open and connected spaces, we reconfigured some of the rooms and changed the finishes and materials.
“We also simplified and altered the more ornate details, such as the iron guardrail at the living room terrace, which was replaced by a glass guardrail to bring the surrounding landscape into the house.

“As part of the redesign, we enlarged the primary suite and outdoor private spa garden, created a new guest suite off the library gallery, which added a bedroom to the home, and gave the wine cellar a refreshed look.”
Outside, mature trees and native plantings dot the landscape, which also sports an infinity pool and spa and a bocce court.
Seacrest added 220 fruiting Italian olive trees. The property is equipped with security and surveillance systems, built-in audio, a Lutron lighting system, and a whole-property backup generator.
The luxe bathrooms boast marble vanities, soaking tubs, and glass-enclosed showers.
“Located just minutes from Meadowood Resort and downtown Saint Helena, this Napa Valley estate promises a lifestyle of luxury, privacy, and sophistication, perfectly suited for those seeking the ultimate in resort-style living,” adds the listing.
