14 Tivoli Ave, Rose Bay was bought by next door neighbour Insurance broker Jim Angelis and his son John, with his mate, Yianni Gourlas.

A wealthy Rose Bay Dad has helped his son and best mate buy the waterfront house next door for a whopping $82.5m.

Insurance broker Jim Angelis, who bought the waterfront trophy home Villa Florida at 12 Tivoli Ave once owned by comedian Barry Humphries for $45m in 2021, assisted his son John Angelis and Yianni Gourlas with the purchase of No. 14 last October.

At the time, the sales agents Ken Jacobs of Hui Xu of Forbes and buyer’s agent Simon Cohen were silent on the purchasers and have remained so.

But the mystery sale — the highest for the year until another Rose Bay home went for $85m just before Christmas — has been the talk of the town and this week separate sources revealed that the “local buyers” were very close to home.

The eight-bedroom property on a 1,138qm block at 14 Tivoli Ave has been for sale for years.

It’s right on the waterfront.

It comes with a pool.

Cashed-up John sold Coverforce, Australia’s largest privately-owned insurance broker, for $411m in 2021 and bought his $45m Spanish Mission style mansion the same year.

He’s since knocked it down and replaced it with a new six-storey residence costing $18.6m.

Now, he’s helped bankroll 31-year-old John and 32-year-old Yianni’s purchase next door.

The pair had been best mates at Scots College and are now business partners — co-chief executive officers at Clearlake Insurance Brokers.

They also bought a five-bedroom property, designed by architect Michael Folk with internal lift and pool, for $10.85m in 2021, which remains in both their names.

But this latest purchase is a major coup.

John Angelis, 31.

Yianni Gourlas, 32.

The two schoolmates are planning to move in.

The waterfront on a 1,138qm block at 14 Tivoli Ave has been for sale for years, with multiple sources telling the Wentworth Courier in February, 2023 that the vendor, Sicilian-born property developer Orazio Cambuglia, wanted well above $100m.

Some said the owners of the property — consisting of three separate residences with a total of eight bedrooms, 10 bathrooms and a four-car garage to house parents and children — wanted as much as $130m (which would have matched the Sydney house price record for Elaine and UIG Lodge).

But the most recent guide via Jacobs and Hui Xu of Forbes is understood to have been $85m in April.

The mates are understood to be moving in. There’s certainly plenty of room. And not far to go for the odd home-cooked meal courtesy of John’s mum, Julie.
