Selling a home in Australia’s fiercely competitive market isn’t for the faint-hearted.
With buyers scrutinising every detail and listings flooding the online portals, standing out from the crowd requires more than just a fresh coat of paint and a well-manicured lawn.
These days, it seems, you need a touch of Tinseltown magic.
Ray White has brought Hollywood to the Sutherland Shire, transforming a Greenhills Beach luxury abode into the set of an action-packed short film, starring none other than Australian acting legend Richard Roxburgh.
Forget your standard walk-through video; this is “No.33 The Movie,” a cinematic showcase for the newly listed 33 Shorebird Parade.
Roxburgh, known for his roles in Mission: Impossible 2, Van Helsing, and the beloved Rake, plays a potential buyer so desperate to secure the stunning property that he’ll do whatever it takes.
The film features thrilling stunts, including Roxburgh sneaking and dashing through rooms, before a dramatic leap off a second-storey balcony into the sparkling pool.

Adding to the spectacle, Ray White Sutherland Shire’s own top agent, Tiffany Perez, makes a memorable debut, parachuting into the film’s opening frame in high heels before expertly guiding audiences through the five-bedroom luxury home.
The two-day production was helmed by award-winning director Nash Edgerton, with a 60-person crew whose impressive credits include some of Hollywood’s biggest films, such as The Matrix and Star Wars.
This calibre of talent has turned what could have been a routine property video into a genuine, tongue-in-cheek blockbuster.
“This project seemed like a fun and creative way to help a couple to sell their family home – a movie in miniature, drawing on the skills of Nash Edgerton and some madcap Hollywood nostalgia, including wire stunts, a screwball chase sequence and a pool plunge,” Roxburgh said.
“Having bought and sold a home I understand the ups and downs, and I’m wishing Glenn and Lorraine the very best of luck with theirs.”

Richard Roxburgh played a rather enthusiastic would-be buyer.
But of course, the sales video came with twists and turns …
… and a few Mission Impossible-style action scenes.
This extraordinary marketing push isn’t entirely unprecedented.
Earlier this year, a Victorian property made headlines when Academy Award-nominated actor Liam Neeson lent his iconic voice to a Mulgrave home’s online listing video, a tongue-in-cheek nod to his blockbuster Taken franchise.
It seems that to succeed in Australia’s crowded real estate market, sometimes you have to think outside the box (office, that is).
So, why this particular house for such an extraordinary marketing push?
The property, owned for six years by firefighter Glenn and flight attendant Lorraine Jackson, was selected following insights from millions of buyer searches on Ray White’s proprietary NurtureCloud technology.
“Our home was about to go on the market when we got the call from Ray White saying they wanted to give us the red carpet treatment,” Ms Jackson said.
“Watching Rake, I never imagined Richard Roxburgh would one day be jumping off our balcony into our backyard pool. Seeing our house turned into the set of a Hollywood film has been surreal.”
Glenn and Lorraine Jackson’s home was selected to feature in the film following insights from millions of buyer searches on Ray White’s NurtureCloud.
The home spans across three levels and is perfectly suited to entertaining.
The home’s stunning kitchen.
The data from NurtureCloud reveals precisely what Australian buyers are craving in 2025: a four to five-bedroom, two-bathroom family home with a garden, airconditioning, a dedicated home office space, and, ideally, located near the water.
The Greenhills Beach property ticks all these boxes, making it a prime candidate for a standout campaign.
Set within one of Greenhills Beach’s most coveted enclaves, the architectural residence spans across three levels to maximise light, views and liveability.
The home has been designed with family living and entertaining in mind and also incorporates a resort-inspired pool with cascading water features.
“This is definitely the most extraordinary property video I’ve ever done,” Selling agent Tiffany Perez added.
“Normally, I’d just do a quick intro and walk-through of a home I’m selling, but in this video, I came flying in by parachute, dropped from the ceiling like something out of a Mission Impossible.
“The lucky family who ends up with this beautiful home will know Richard Roxburgh has left his mark here, and with NurtureCloud, we can be confident it will reach every serious buyer in the market.”
The property is scheduled to go to auction on-site on November 29 at 11am.
