A neighbour’s cheeky auction-floor pitch helped a relieved Chelsea couple secure an extra $15,000 after they had already bought their next home in a more cautious market.
Vendors Danielle and Brent Coulson sold their four-bedroom house at 56 Argyle Ave under the hammer for $1.615m on Saturday.

The auction drew identified bidders, three active bidders and about 30 to 40 people, with the buyers a local family moving only a couple of streets away in search of a bigger backyard.
Ms Coulson said the family felt a “massive sense of relief” after the sale, having already bought elsewhere before the market became more cautious.
The renovated Chelsea home’s fireplace added to the family-friendly appeal that helped it sell $115,000 above reserve.
“The way the market is, we had already bought and then the market dropped,” Ms Coulson said.
“There was quite a bit of pressure for us to sell. We had to sell and we had to take what we could get.
“To get a fair price for it in this market, we are so relieved.”
The home’s living area and spiral staircase became a key buyer talking point before the $1.615m auction sale.
Ms Coulson said the successful bidders had been standing beside one of the Coulsons’ neighbours when the auctioneer mentioned the street’s community feel.
“My neighbour turned around to the winning bidders and said, ‘I’m that neighbour’,” she said.
“They said after they placed their last bid that they thought they could feel that community side of Chelsea and Argyle Ave.
“So they put in an extra $15,000 for it.
“I owe the neighbour a bottle of champagne now.”
The outdoor entertaining area helped draw local family buyers searching for more space in Chelsea.
Ms Coulson said she felt proud that two young families had fought so hard for the home.
“It was really nice to see that other people thought it was beautiful,” she said.
The backyard was one of the home’s biggest drawcards, with the kitchen looking out to the grass and basketball court so parents could watch children play.

“It was a beautifully renovated family home, and that is the sort of property that still cuts through, even in a more cautious market,” Mr Allica said.
