A Sunshine Coast home has smashed a suburb record, fetching $9.75m after a “highly competitive” marketing campaign.

Property records reveal the riverfront house at Buddina set a new benchmark for luxury property in the suburb, trumping the previous record of $8.25m.

Set on an 822 sqm northwest facing block with 32m of water frontage, the record-breaking property at 41 Adaluma Ave was marketed by Rebecca Fletcher and Alan Riley of Fletcher Riley Estate Agents, who described it as having a rare combination of scale, position and lifestyle appeal.

Originally held within the same family for more than 50 years, the residence features multiple living zones, a pontoon, pool, and expansive entertaining areas.

Ms Fletcher said the result reflected clear buyer behaviour at the top end of the market, especially in the Buddina area.

“Premium waterfront homes of this calibre are incredibly limited, and buyers are recognising

that.

“The scale of the frontage and the position is what ultimately drove a record outcome.”

Property records show the block was originally bought for $19,500 in 1974 while the house was built in 2000.

It has previously been on the rental market at $2500 per week.

Ms Fletcher said the marketing campaign generated strong enquiries with most of the interest coming from local buyers who recognised the long-term value of Buddina’s waterfront.

The property was ultimately secured by a local buyer after being on the market for three weeks.

“When properties like this become available, they create a level of urgency that is difficult to

replicate,” Ms Fletcher said.

Mr Riley said with limited waterfront supply and increasing competition, he anticipated continued pressure on property values across Buddina and surrounding suburbs.

“This result reinforces what we are seeing at the top end,” Mr Riley said.

“Even in the current climate, premium property is still moving, and Buddina is bucking the trend thanks to its limited supply and exceptional waterfront offering.”

PropTrack data reveals the median house price in Buddina is $1.79m, up 2.3 per cent over 12 months.

The most expensive house ever sold on the Sunshine Coast is a property on Webb Rd, Sunshine Beach, that changed hands for $34m in 2021.

It remains the most expensive house ever sold in Queensland.
