The Hallett Cove property at 8-10 The Esplanade could be home to several new residences if it sells.


Multiple new homes could be built along Hallett Cove’s tightly-held clifftop, with a rare oceanfront property hitting the market.

The whopping 2904sqm site at 8–10 The Esplanade is one of the few remaining opportunities to create a significant beachfront development in the suburb, which is among the most sought-after coastal locations in Adelaide.

Just five properties have sold on The Esplanade over the past two years, property records show, including those at No. 8 and No. 10 as a package for more than $4m in September 2025.

Prior to last year’s sale, both sold separately in 2007.

JLL’s Jack O’Leary said waterfront sites of this scale and in its enviable position were becoming increasingly hard to come by across metropolitan Adelaide.

“Opportunities of this nature are exceptionally tightly held, particularly along Adelaide’s coastline where supply is limited and demand for premium coastal living continues to grow,” he said.

Strong interest from developers was expected given the tight supply of premium waterfront sites and Adelaide’s continued residential growth.

Latest PropTrack figures show Hallett Cove has a median house price of $960,500, which has climbed 6.7 per cent over the past year and 36.2 per cent over the past three.

Expressions of interest for the property close on July 1.
