Brisbane Broncos coach Michael Maguire has made a huge off-field gain, just weeks after leading his side to 2025 Grand Final victory over Melbourne.

The NRL head coach and his wife Joelle collected about $860,000 from the sale of their Bracken Ridge investment property, marking a solid uplift on their outlay five years earlier.

The Maguires bought the four-bedroom townhouse new in 2020 for $494,000.

It sold after just open-home inspection to a first-home buyer and her parents amid a flurry of interest on the back of the introduction of the government’s expanded low-deposit scheme.

Coronis Bracken Ridge agents Dion and Cass Saab handled the sale with Corey Pugliese.

Mr Pugliese said the sale was expected to be finalised late Tuesday, noting the Sheaffe St townhouse was in hot demand as one of a limited supply of four-bedroom homes of its type.

“We’re finding the current market for four-bedroom townhouses is dominated by owner-occupiers, and that particular townhouse is right in the firing line,” he said.

Mr Pugliese said first-home buyers were competing with investors to secure homes since the price cap to qualify for a grant was lifted to $1m in Brisbane this month.

“It has created a massive opportunity,” he said.

“We are seeing an influx in the amount of buyers coming into the market, and it is pushing up prices.”

The property was described as an “entertainer’s dream”, with an open-plan kitchen, dining and lounge zone and large outdoor deck.

“Step inside this rare four-bedroom townhouse and be greeted by soaring ceilings, an abundance of natural light and plenty of storage throughout,” the listing stated.

“[It’s] a perfect blend of style, space and practicality.”

The Maguires splashed just under $4m on a luxury Ashgrove home in December 2024, and retains several other Queensland investment properties, including one on the Sunshine Coast which is currently up for rent at $850 a week.

PropTrack data shows unit prices in Bracken Ridge were up 14.6 per cent over the past year to a median of $693,500.
