The sale of two neighbouring houses occupying a rare 1500sq m parcel in Geelong West could pave the way for a new allied health or residential development.

Listing agent James Wilson said the site at 32-34 Shannon Ave was prime for purpose-built clinical consulting rooms with scope for up to 20 off-street car parks.

The property currently encompasses a three-bedroom weatherboard house and an adjoining former residence where an established allied health business has operated for many years.

The renovated character home at 34 Shannon Ave, Geelong West operates as osteopath consulting rooms.


It is currently configured with two consulting rooms but has capacity for five.


It’s selling for $1.825m to $2m via an expressions of interest campaign closing on May 26.

Mr Wilson said having two 700sq m blocks side-by-side created huge flexibility for buyers.

“We are selling it in total and we are really doing that to give anyone that ability to develop it as a whole,” he said.

“I think that it’s going to certainly attract interest from that allied health sector. There are not too many landholdings of 1500sqm in that area and with other allied health businesses around.

“Someone, if they are going to develop it and go down that path, it might offers some 20 or 24 car parks.”

He said the current owner occupier ran an osteopath business out of 34 Shannon Ave, with the former residence renovated to include multiple consulting rooms, a reception area, lounge, a bedroom and another external studio bedroom.

The unrenovated three-bedroom weatherboard house at 32 Shannon Ave, Geelong West has previously been rented out.


It has a light-filled lounge and a function kitchen with meals area, plus garaging and shedding.


The adjoining mid-century house at 32 Shannon Ave remains unrenovated.

“Originally the owner secured the property at 32 Shannon Ave with that view of expanding and they are now looking to some other interests,” Mr Wilson said.

He said another owner occupier could run their own business from the site, rent it out or take advantage of the property’s residential zoning.

“There could be an owner occupier opportunity from a residential point of view. It could also suit a residential development of some sort but it’s a pretty flexible site with good street appeal and good exposure,” he said.

The property is just down from the corner of Church St and, with great access off Shannon Ave, didn’t have the parking restrictions many allied health businesses faced, he said.
