Rare beachfront block set to smash Hayborough’s record price

A rare beachfront block of land in one of South Australia’s most popular coastal spots could see local property records tumble.

The 781sqm vacant allotment at 105 Seagull Ave, Hayborough, has hit the market with a price guide of $2.7m to $2.8m.

If the selling price is realised, it will not only set a new benchmark for residential land in the South Coast locality but also eclipse the highest-ever sales price for a single established home.

That record sits at $2.6m for the sale of a 1960s three-bedroom home just a few doors away at 111 Seagull Ave, which sold early last year, property data shows.

Harris Real Estate selling agent Mark Forde downplayed the potentially record-breaking sales price for the vacant land and said the vendor was “laissez-faire’’ about whether he offloaded the property or not.

Mr Harris said 105 Seagull Ave was comparable to No. 111, which he also sold, in terms of price and offerings.

“You could argue (No. 111) was sold for land value only,’’ he said.

“Although there was a dwelling on it … it was an old Besser brick home with an asbestos roof.

“It was a knockdown – almost inhabitable.’’

Mr Forde said waterfront allotments in Hayborough were exceptionally rare and, once sold, typically became generational properties that were not offered to market again for decades.

He said the vacant land offered an incredible opportunity for owner-occupiers and developers, with buyer interest coming from an equal mix of both.

“You could do (build) something really beautiful there with (a single home with) beautiful frontages and expansive sea and island views,’’ Mr Forde said.

“Alternatively, from a development point of view, or if a couple of people wanted to go into (the sale) together, you could create two (residences) on it – they both could be Torrens title but they would need to have a common wall and be semi-detached.’’

Despite the high price tag, Mr Forde expected the property, which offers uninterrupted access to Dump Beach and panoramic ocean views, including of Granite Island and The Bluff at Encounter Bay, would be snapped up within weeks.

However, the vendor, a builder, was prepared to hold onto it as long as required to achieve a good price, he said.

“The person that has got the block is in a healthy position of owning other properties around the place so it’s not a must-sell or anything like that,’’ he said.

“If a buyer comes up (then) he’s very happy to sell it (but) if not he might build something (on the land) and then sell it.

“He’s a bit laissez-faire really. He’s sort of betwixt and between what he wants to do with it.’’

The current price record for residential zoned land in Hayborough is $2.5m, set in 2011 for a 2.76ha block on Port Elliot Rd, according to property data.

Since selling, that block has been renamed Ocean Rd, Chiton, and converted to a retirement living complex.

The record for all Hayborough land sales is $5.56m for a 1.16ha allotment on Adelaide Rd that was sold in June and is currently used for carparking.
