Queensland’s best places to build by the beach in 2026

Across Queensland’s vast coastline, new land estates are giving buyers the opportunity to build a home close to the beach. 

It’s no secret Queensland is home to some of Australia’s most famous beaches, from the Gold Coast’s sandy shores to the relaxed, tropical feel of Far North Queensland.

Across these regions, new land estates are creating opportunities for buyers who want to build in beachside locations where lifestyle and everyday convenience come together. 

Here are some hotspots across Queensland where you can build by the beach.  

South-east Queensland 

Southeast Queensland is home to some of the state’s most recognisable coastlines, offering everything from laid‑back surf towns to island living and resort communities.  

On the Sunshine Coast, Yaroomba is a small coastal town just south of Coolum Beach, known for its quiet streets, native vegetation and easy access to the sand. 

Here, Dennis Family Corporation is developing a new land estate across an 18.5‑hectare site with direct access to Yaroomba Beach. 

Beachside Yaroomba will comprise approximately 300 dwellings, including a mix of homes and apartments, offering buyers the opportunity to build within a tightly held Sunshine Coast beachside pocket. 

Further south, Bribie Island offers a form of true island living that remains connected to the mainland.

Amenities are close by, while much of the island is protected national parkland, with surrounding waters forming part of the Moreton Bay Marine Park. 

At the southern end of the state sits the Gold Coast, one of Australia’s most recognised beach destinations. 

On Hope Island, Sanctuary Cove by Mulpha Developments spans 474 hectares as Australia’s largest self‑contained masterplanned community.  

Buyers can choose from marina view, central and parkland lots, as well as apartments and completed homes. 

Central Queensland Coast 

Queensland’s central coastline combines space and access to the water, appealing to buyers seeking a slower pace without losing everyday amenity. 

Beachside Dundowran Beach is a large masterplanned community on the Fraser Coast, with more than 1600 homesites planned across eight precincts over the next decade. 

Each precinct is designed to offer something different, from homes nestled among protected bushland to lots within walking distance of the beach, lagoon systems, parks and a future proposed commercial village.

Further north, Coral Cove Ocean Estate sits along Queensland’s coastline in the Bundaberg region, offering an oceanfront community designed to suit a range of buyers.

Whitsundays and Mackay
