Premium St Kilda Rd living: Construction starts on show stopping park-view apartments

1 month ago 16

Construction has officially commenced on St Kilda Road's new residential stunner, Park Quarter, signaling the creation of a landmark development in one of Melbourne's most coveted locales.

This project exemplifies that luxurious apartment living can achieve space, indulgence, and impressive amenities without compromise. Park Quarter, inspired by its natural surroundings, features an array of natural elements seamlessly integrated into its design, offering stunning views of nearby beloved parks such as Fawkner Park and Albert Park.

Strategically situated at the iconic corner of St Kilda Road and Leopold Street, this ambitious development will also be home to Australia’s first Marriott Executive Serviced Apartments on the first six levels. Above these, from levels seven to eighteen, the construction will house 220 privately-owned residential apartments, each thoughtfully designed to blend elegance and comfort.

As construction progresses, excitement builds for what Park Quarter will bring to St Kilda Road. This venture is set to redefine luxury central Melbourne living with its sophisticated design, prime location, and unparalleled amenities, making it a highly anticipated addition to the city's vibrant landscape.

Park Quarter draws inspiration from its natural surroundings, offering stunning features and picturesque views.

Show stopping penthouse living

Levels 17 and 18 are dedicated to four penthouses, each with a private rooftop terrace, swimming pool, and spa.

Two of these exclusive residences have already been sold, including one for $13 million. Buyers have been drawn to the superior luxury inclusions, such as Sub-Zero refrigerators and Wolf appliances.

Newly appointed award-winning builder Hickory Group will commence construction next month, once the demolition of the existing five-storey commercial building is complete by early September.

The esteemed Hickory Group was named Victorian Master Builder of the Year in the 2024 Master Builders Victoria Excellence in Construction Awards, where it also won awards for Excellence in Construction Commercial Over $80 Million and Excellence in Construction High-Rise Apartment Buildings.

Residents will enjoy spectacular views.

SIDG Sales and Marketing Manager Kevin Lin noted the high rate of pre-sales at Park Quarter, with 85% of homes now purchased, as a strong endorsement of demand for the project in one of Melbourne’s best locations.

“Being an owner-occupier focused product has been well accepted by the market. Within an 18-month period, we have achieved over 85% pre-sales for the project,” he said.

The first residents are expected to move into Park Quarter in late 2026.

Larger, personalised apartments

The flexibility to create a ‘couture’ home within Park Quarter is attracting buyers interested in purchasing adjoining apartments and customizing spaces to fit their lifestyles.

Mr. Lin mentioned that several buyers have opted to amalgamate adjoining apartments, including the refined Sky Manor offerings, to create larger homes.

“We market our penthouses as house-sized apartments. It’s not just about the size but also the amenities that provide an extra layer of comfort and convenience,” he said.

85% of homes have already been sold, showing strong demand for Park Quarter in a prime Melbourne location.

“Interestingly, traditionally, Melbourne apartment living was popular among downsizers. But we have seen a lot of upsizers in the St Kilda Road precinct. They live in two or three-bedroom homes and view this as an opportunity to upsize by amalgamating and redesigning units to build their dream apartment at Park Quarter.

“We are open to working with buyers to tailor the homes to best suit their lifestyles and families. Prospective buyers are encouraged to discuss their ideas with us to see how we can make Park Quarter work for them.

“Even though Hickory will start the early works soon, we still have opportunities for design changes and amalgamation.”

Two of the four luxurious penthouse suites are still available, along with Sky Manor homes, each comprising a three-bedroom, three-bathroom residence with a study and two secure car parking bays.

Additionally, the spacious garden homes are available in two, and three-bedroom floorplans, priced from $1060,000.

First-class amenities

Standout resident comforts include a private dining room, dog wash facilities, a golf simulator, cinema, co-working space, and a mud room. Smart technology and a 24-hour concierge service will also be integrated into the development.

Residents will also have access to Marriott hotel amenities through a membership.

“We take a different approach with amenities because of the hotel component in the building. The Marriott will maintain a pool, gym, and sauna that residents can use on a membership basis,” Mr. Lin said.

“So, rather than having to pay a blanket levy, if they don’t want to use it, they don’t have to pay for it.

“There are also exclusive amenities for residents including a concierge, dining lounge, cinema room that doubles as a golf simulator (given our proximity to Albert Park Golf Course), a library, and a co-working space with a private meeting room available for bookings.

“In the basement, there is a dog wash facility for pet lovers and a high-pressure wash room.”

Homes will include top-tier amenities like a private dining room, cinema, golf simulator, dog wash, co-working space, and a 24-hour concierge service and more.

Connectivity

Trams have long serviced St Kilda Road as the main source of public transport, and getting around the city will become even easier when the new Anzac Station opens in 2025.

The new station is strategically placed to ease pressure on the St Kilda Road-Swanston Street tram corridor and is part of the Sunbury-Cranbourne/Pakenham line.

“Anzac Station will provide extra convenience and a link to the inner CBD, where trams have traditionally been the only option,” Mr. Lin said.

“Park Quarter’s location offers excellent connectivity with tram services and access to Kings Way and Queens Road towards the southeastern suburbs.

“We also provide electric bikes for hire to residents, making it easy to explore the surrounding areas without needing a car.”

The Sky Manor display apartment is available for viewing 50m from the site at Level 11, 468 St Kilda Road.
