Popular Robe beach house could earn buyers $1044 a night

Former guests at a beachside Airbnb that commands up to $1044 a night are among those lining up to cash in on its success.

While a recent rental appraisal suggests Kookaburra Beachhouse, a coastal farmhouse retreat at 19 De Guichen Drive in Robe, could fetch up to $650 a week as a permanent rental, holiday-makers have been prepared to fork out far more than that for just a short-term stay.

The luxe four-bedroom home, purpose-built as an Airbnb just two years ago, can bring in as much as $1044 a night during peak holiday season.

Even in the off-season, the property is let for a very tidy minimum sum of $550 a night.

It’s those figures that have seen buyers flock to the property since hitting the market, with selling agent Tahlia Gabrielli, of Ray White Mount Gambier, conceding there’s little sense in changing what is clearly a winning strategy.

It can earn up to $1044 per night during the peak holiday season.


The beachside home is on a 779sqm block.


It has four bedrooms and two bathrooms.


“Financially, you could earn a lot more money doing it as an Airbnb so it probably doesn’t make financial sense for someone to (permanently) rent it out,’’ Ms Gabrielli said.

“But everyone has different purposes (for wanting to buy it).

“Some might not want (to do) Airbnb – they don’t want to manage it themselves.

“We’re seeing a mixed range (of buyer interest).

“Some want to hang onto it for the same purpose (retain it as an Airbnb) and some people are looking at it for themselves (as a holiday home or a full-time residence).

“There’s strong interest out there so who knows what will happen.’’

Ms Gabrielli said Kookaburra Beachhouse’s builder owners were selling to focus on similar holiday lets they had at Mount Gambier, including the highly successful Kookaburra Cottage, which is in the top one per cent of homes on the Airbnb platform, based on ratings, reviews and reliability.

She said they were open to offers of more than $1m for the Robe property, which is just a short walk from Long Beach, and would likely sell before offers close on May 13, based on early interest levels.

It’s about 800m from Long Beach.

The farmhouse was purpose-built as an Airbnb.


“It’s a beautiful property. People like a bit of a luxury or top-level Airbnb and ones that have all those extra, thoughtful things,’’ Ms Gabrielli said.

“This one is so polished – and like any property in any market, good quality moves very quickly.

“It’s an expression of interest campaign and the (price) guide is north of $1m but you just don’t know what it will go for.

“The right person could think it’s worth a lot more for the purposes they want it for.’’

Among those to express interest early in the sales campaign were previous guests, Ms Gabrielli said.

“They said they had stayed in it and really loved it there,’’ she said.

The property currently has bookings several months in advance, Ms Gabrielli said, but should the new owners decided not to continue to operate it as holiday accommodation, the stays could be cancelled.
