Plans revealed for a new neighbourhood in Sydney’s south-west

A rezoning proposal for Glenfield West could bring an additional 1200 homes to Sydney’s south‑west. 

The NSW government has unveiled plans to rezone land in Glenfield West, paving the way for a new neighbourhood and thousands of new homes in Sydney’s south‑west.

Located within the broader Glenfield Precinct, which was rezoned in July 2021, the proposal forms part of a larger transformation led by state-owned developer Landcom.  

The developer plans to turn 108 hectares of land near Glenfield train station into a new community with up to 5200 homes over the next 15 years. This represents an increase from the previously proposed 3900 homes on the western side of the station.  

According to Landcom, the proposed new neighbourhood will include a mix of housing typologies as well as commercial, retail and community spaces, “all built around open spaces that preserve the green, open feel highly valued by the community”.  

The proposal also outlines an affordable housing target of at least 10% across the precinct, meaning 520 homes would be offered for below‑market rent and delivered by a community housing provider. 

NSW minister for planning and public spaces Paul Scully said the proposal would deliver “density done well”. 

“By doubling the affordable housing contribution and focusing development close to public transport, jobs, and services, we’re creating more opportunities for key workers, young people and families to live in a connected and growing community,” he said. 

“We need to deliver more homes of all types to tackle the housing challenge, and that means unlocking both infill development in established suburbs and new communities in growth areas like Glenfield West.”

According to Landcom, the rezoning proposal includes: 

  • A range of housing types, with higher‑density buildings clustered around Glenfield train station to support a new town centre
  • Building heights of up to 22 storeys near the station, stepping down to two to three storeys in the western parts of the precinct 
  • New parks, sporting fields and playgrounds 
  • A new neighbourhood centre in the western area and 
  • Improved connections for walking, cycling and public transport 

NSW member for Macquarie Fields Anoulack Chanthivong said the proposal would help meet housing demand while supporting community needs. 

“This proposal will deliver more than 1200 additional homes while doubling the affordable housing rate, helping ensure our growing community remains accessible and inclusive,” he said.  

“As Glenfield continues to grow, it’s important we deliver the infrastructure and public spaces local families need, including new parks, playgrounds and sporting fields.”  

The rezoning proposal is now on public exhibition until 11 June 2026, with local residents encouraged to review the plans and provide feedback on the future of the proposed community via the NSW government's website.
