From Scarborough to Yanchep, Perth’s coastal north is riding a property boom fuelled by beach access, improved transport and family-friendly design.
With its beachside lifestyle, growing transport links and family-friendly communities, Perth’s north-west is pulling in new residents at one of the fastest rates in Western Australia.
Driven by strong population growth, major infrastructure projects and a wave of masterplanned estates, the north-west corridor — stretching from Scarborough and Dianella through to Eglinton, Yanchep and Two Rocks — is now one of the state’s most in-demand housing markets.

A new report, PropTrack Stockland Regional Snapshot: Perth’s North West, reveals that more than 94,000 people have moved into the region since June 2014 — a 17% jump over the decade.
The report also found the median house price reached $975,000 in August 2025 — up 9% in just 12 months and 95% in five years.
“While median house prices in Perth’s North West have grown, these coastal communities remain more affordable than inner Perth,” Stockland general manager WA development Col Dutton said.
“Historically, Alkimos and Eglinton have had lower median prices, and even with recent growth, they continue to provide a more accessible entry point compared with inner Perth areas.”
In East Perth, for example, the median price for a freestanding house sits at $1.3m. In Mount Lawley, it's $1.6m, while in Maylands it's $1.2m.
Coastal lifestyle meets affordability gap
Strong demand is being fuelled by relative affordability, even for larger dwellings, alongside the appeal of masterplanned estates offering extensive green space and amenity.
The transformation of the region has also been accelerated by major transport investments.
“The new Yanchep rail extension has made CBD access faster and more convenient, sparking interest from both homebuyers and investors,” Mr Dutton said.
“Freeway upgrades and extensions are reducing congestion and cutting peak travel times, making the region even more attractive for commuters.”
These upgrades have helped connect newer suburbs to jobs and lifestyle destinations, increasing their appeal for both first-home buyers and upgraders.
New communities shaping the future
Family households make up 74% of homes in Perth’s North West, according to the report, and demand for bigger properties remains strong — four-bedroom houses account for 56% of new development listings in the area.

According to Mr Dutton, Stockland is helping meet this demand through a suite of masterplanned communities catering to different buyer profiles, balancing affordability, connectivity, sustainability and lifestyle appeal.
“Families and first-home buyers are finding real value here, with more affordable homes that make the dream of ownership achievable,” he said.
“Beyond price, the region offers a relaxed beachside lifestyle paired with strong connectivity — reliable transport links, including freeway and train access, keep the CBD within easy reach.”
Currently, Stockland has five masterplanned communities in the area, including:
- Alkimos Beach – Over 2100 lots when complete, with direct beach access, extensive parks and Australia’s first six-star Green Star community rating.
- Grevillea – A 2000-home, all-electric community in Mariginiup with tree-lined streets, walkable links to parks and a future major sporting facility.
- Alkimos Vista – The sister project to Alkimos Beach, with 1400 lots near the planned Alkimos City Central.
- Amberton Beach – A sought-after Eglinton estate boasting a foreshore precinct, beachfront dining and over 14 parks.
- Illyarrie – A premium Sinagra enclave featuring Halcyon over-55s living and views of Lake Joondalup.
