Pascoe Vale among top-performing areas for home price growth so far in 2025

There’s a changing vibe in Pascoe Vale as the number of cafes opening and homes being renovated grows, along with the median price in the suburb.

Kasia and Matthew are selling their first home in the suburb, an area where new PropTrack data showed the typical house costs about $22,000 more than it did just three months ago.

The couple, who are in their fourties, with a growing family have listed their two-bedroom townhouse at 2/10 Bristol Rd with a $570,000-$610,000 price guide as they move into a larger home they’ve renovated in Coburg.

The pair bought the townhouse in 2016 and rented it out to tenants for a number of years.

Kasia said they had been pleasantly surprised by the amount of buyers who had looked through their Pascoe Vale home.

“We’ve only had the place listed for just over a week now. We’ve had so many interested people, which we weren’t expecting,” she said.

Pascoe Vale has changed a lot since they first bought and had “more of a vibe” now, Kasia said.

“We’ve just noticed this change – there’s a vibe, you know, cool little gelaterias that we take the kids to, cool cafes,” she said.

“You see a lot of houses as well now starting to get done up.”

Nelson Alexander Pascoe Vale director Damian Ponte said the suburb’s retail and hospitality offering had grown alongside property prices.

“It’s clearly gentrifying – I feel like there’s more people gravitating and there’s that transition of generations as well, to some degree,” Mr Ponte said.

He added the townhouse was attracting mainly first-home buyers and young professionals.

It comes as new PropTrack data revealed that houses in nearly 130 Victorian suburbs are worth at least $10,000 more compared to three months ago. See the top-performing areas here.
