Paper feature prompts buyer rush for Hills homestead

A feature in The Advertiser’s Real Estate Magazine prompted a surge of interest in an Oakbank property, resulting in a fast sale well before its expressions of interest campaign was due to end.

While its offers period was due to close on April 2, selling agent Dee-Anne Hunt of Williams

Real Estate had the 57 Clisby Rd, Oakbank property sold by March 25.

“We had really good interest in it and then we got an editorial in the Real Estate Magazine on the Saturday and held inspections on the Sunday and had good numbers through,” Mrs Hunt says.

“We had offers coming in so we called for offers on the Monday and sold it on the Tuesday.

“About 70 per cent of them were city buyers and that is probably driven by the paper – they see it in the paper, then they go and check online and then the editorial goes in and they think ‘we meant to go and look at that’ and that’s when I found my phone was ringing with people wanting inspections.

While she declined to discose the sale price, Mrs Hunt said the successful buyers were South Australian residents, and that some did fly in from interstate to inspect.

“We’re very happy with the price – closing it off early gives you an indication of that and that’s very much market driven, it was the market pricing it for us which is great,” she said

“We knew what was so special about this one and that was so easy to market – there were just so many amazing attributes that you couldn’t find elsewhere.

“Having the two homes on it was very attractive – the guesthouse and the main residence – that was a real attraction.”

Mrs Hunt said she had noticed a shift in buyer preference for Hills properties.

“What is interesting is that people aren’t necessarily seeking massively big homes now,” she said.

“That one had the two homes which gave you flexibility with the different family dynamics, but people liked that the home wasn’t huge – It was still big at 450sqm, but it wasn’t massive, and people were steering away from that.

“They don’t want to be in a house that’s not used and being slightly smaller it gives it a feeling of homeliness and intimacy to it and the family is more connected.

“So it was interesting to see it wasn’t all about the number of bedrooms and bathrooms, even though the whole property offers quite a lot in that regard.”

Ms Hunt said she had a soft spot for the property.

“It’s been one of my favourite places to sell – I really loved this one,” she said.

The property was marketed without a price guide.

An Oakbank oasis offers an idyllic lifestyle in the heart of the Adelaide Hills, and is hitting the market for the first time in almost three decades.

Vendor Henry bought the home 26 years ago, attracted by the lifestyle the property offered and the prospect of giving it a grand transformation.

“We moved in there in 1998 and the former owner had established the home has a horse breeding property and we lived there for two years and then decided to rebuild,” Henry says. “My daughter was really into horses and she ended up winning the Australian Open polo championship and so we had a lot of horses on the property. It was a family home and I love art and cars so I wanted it to really showcase those.”

The home sits on a 26ha allotment and has up to four bedrooms and a study, with the property, known as Willowcroft, also home to a two-bedroom cottage and quality equestrian facilities. With his wife Mandy and he now downsizing, Henry says it is time for someone else to love it.

“It’s brilliantly tranquil,” he says.

“When you arrive home, you’re home. We’ve had four weddings here and it’s a terrific wedding venue and I’m a home mechanic so the sheds have been brilliant.

“Plus we’ve planted nearly 1000 gumtrees on the property down by the creek and the birdlife and kangaroos are simply wonderful. It’s so close to town but far enough away that you get your own privacy. We hope whoever buys it will love it as much as we have.”
