15 Paspaley Pl, Cullen Bay: a five-bedroom family home up for sale by the water of one of Darwin’s most prized marinas.

A luxury family home is up for grabs in one of Darwin’s most sought-after marinas, sold by the family behind one its biggest restaurants.

Katharina and Matt Mulga are the owners of Lola’s Pergola in Cullen Bay, and bought the five-bedroom house at 15 Paspaley Pl after three years of searching.

The property is currently owned by Katharina and Matt Mulga, owners of Lola’s Pergola in the same suburb.

Ms Mulga said when they found the house sitting right by the marina waters, they knew it would be the perfect home for them and their growing kids.

“Our apartment was very close to work, and I just needed a bit more space away once the business was established and the kids got bigger,” she said.

“They grew into teenagers in that house, and it was just perfect for us.”

The family spent three years searching for a property near their work, and held onto the home for eight years once they had found it.

Built in 2002, the two-storey house sits on 804 sqm of land, and has its bedrooms divided across each floor for multigenerational living.

The lower floor is home to the garage, three bedrooms and a massive open-plan family room, with bi-fold doors to the backyard encouraging an indoor-outdoor flow.

The upper level contains the master bedroom, complete with walk-in-wardrobe and ensuite bathroom, along with a fifth bedroom that can double as a study.

The 804 sqm property has a massive open living plan and multigenerational living options, with bedrooms divided between each floor of the house.

Next to these rooms are the expansive living and dining areas, including a recently refurbished kitchen.

Ms Mulga said it was one of the few things they decided to change before the home went on the market, along with adding fresh coat of paint.

“It’s a very easy to maintain house,” she said. “I think the design is perfect if you have kids that are a little bit older … you can still have your area as parents upstairs, and the kids can still have their own space downstairs.”

The kitchen is one of the few things the owners decided to freshen up before putting it on the market, while the rest of the home has maintained its quality since it was built in 2002.

The quality of life stretches beyond the home’s interior. A balcony on the first floor directly overlooks the waters of the Cullen Bay marina, with the low-maintenance backyard rolling right to the water’s edge.

Meanwhile, a sparkling lap pool sits nestled within the side of the home, offering a private swimming space with a small waterfall built into the side.

“My children had so much fun in that house; a lot of fun with their friends,” Ms Mulga said. “It’s easy to have people stay over. It’s a house full of memories for us.”

Offers are being accepted on the home with Ray White Darwin, with a price guide of $3.1m.

While the Mulgas are downsizing as their kids leave for university, Ms Mulga said she was too attached to the Cullen Bay to leave it.

“I love that area, but we’re just ready to give the house to the next family,” she said.

“I think the perfect people to buy this house next would be a family just like us, ten years ago.”

The home is up for sale with Ray White Darwin agents Andrew Harding and Evie Radonich, with a price guide of $3.1m.
