Retirement living in coastal towns doesn’t mean choosing between living in a village or a multi-storey townhouse near the beach.

Bellarine Peninsula developer Shanelle Property is servicing the middle ground with a couple of projects in Ocean Grove aimed squarely at downsizers or lifestyle-focused buyers looking for a modern home.

The minimalists projects at 121 The Parade and 59 Powell St West offer luxury fittings and high specification fittings within a footprint designed to maximise living and minimise maintenance.

The mainly single-storey residences are designed to cater for buyers who don’t want a townhouse where they have to traipse stairs every day, or live in a village away from the heart of “old” Ocean Grove, said Fletchers Ocean Grove agent Ben Roberts.

“Retirement Living isn’t limited to retirement villages,” Mr Roberts said.

“Healthy ageing requires the right home environment, with accessibility around the home, social cohesion with like-minded neighbours and ease of community access all key ingredients.

“It’s the little things, the one percenters, that make builds like these special,” Mr Roberts said. “From quality flooring, triple glazing, an open plan layout and high-quality fixtures, the design phase was a considered process, with healthy ageing in mind.”

The project at The Parade has been completed and the homes are listed for sale with price guides from $995,000 to $1.09m up to $1.35m to $1.45m.

The Powell St project is under construction, with a price guide from $1.15m to $1.25m each.

Mr Roberts said the Powell St homes are a little larger and lighter in colour scheme, but the project follows a similar template as The Parade homes.

“For many buyers looking to downsize, staying in the heart of the community is important,” Mr Roberts said.

Under construction: 1-4/59 Powell St West, Ocean Grove is close to parkland and the town’s centre.

“59 Powell St West offers the quiet leafy charm of ‘Old Grove’ with the shops less than 300m from home.

“While the project won’t be completed until later in the year, the sister-project, 121 The Parade is completed and ready to inspect, featuring the same future focused footprint.”

The architectural designs offer a choice of single and double-storey layouts anchored by a light-filled open-plan living and dining space.

Designer kitchens complement the coastal palette with stone benchtops, Bosch appliances and minimalist joinery, while fully tiled bathrooms are stylishly appointed.

Each residence has a bulkhead reverse-cycle climate control system to living and bedroom spaces, a single garage or carport, and an average 6.5-star energy rating.
