Brisbane’s worst house will go to auction this weekend — nearly four years after it sold under the hammer fora mind-blowing $2,005,000.

And it would appear that nothing has changed.

Located at 101 Philip St in Hawthorne, the three bedroom, one bathroom house sits on a 810sq m block.

It last sold under the hammer in June 2021 in front of a crowd of around 300 people.

Back then, bidding started at $1 million and was followed by two bids, with the auctioneer calling it on the market at $1.8 million before the hammer came down at $2.005 million.

Ray White Bulimba agent Brandon Wortley handled the campaign back in 2021 and is coordinating the sale this time, alongside Daniel Lazzaroni.

“Nothing has changed, just the market,” Mr Wortley said.

“The owner has a DA for a single build but he had an opportunity come up elsewhere so decided to put it on the market.”

Since the property last sold, the median house price in Hawthorne has soared 20.6 per cent in three years and 96.1 per cent in five years.

“It is interesting because last time we had just three people through the door because there was not much to see,” Mr Wortley said, before adding there were 22 registered bidders on the day.

“The inquiry feels a bit more measured this time, more serious.

“Last time, it was every Tom, Dick and Harry.”

A new hone is being built next door


Back then, Mr Wortley said his office had fielded more than 150 inquiries in two weeks.

The property is now being marketed as “Hawthorne’s greatest development opportunity”.

The view
