Northbridge waterfront back on market a year after record sale

49 Coolawin Rd, Northbridge, which sold a year ago for a record $42.75m, is back on the market.


Northbridge’s landmark waterfront estate, which sold for a record $42.75m last year, is back quietly on the market with an even higher guide of $45m.

The largest single landholding in the suburb hit the headlines back in 2024 when it was listed by its previous owner Kristie Ward of the Primo Smallgoods family.

She had invested heavily in the six-bedroom Coolawin Rd home creating 1200sqm of internal living, soaring ceilings, a full-width terrace and gourmet marble kitchen and generous butler’s pantry suitable for large-scale entertaining.

There are also a fully equipped gym, wine cellar and triple garage.

Outside there are sweeping waterfront gardens, a resort-style pool, private jetty and boatshed and the block is a large 3434sqm.

Michael Coombs, of Atlas, negotiated the sale then to the Xu family. And now, more than a year later with the family moving to Brisbane, he has been entrusted with selling it again.

Although not realestate.com.au, it’s listed on the Atlas website and when contacted Coombs said he’s already showing buyers through and has interest above $40m.

The mansion is on a massive 3434sqm block.


“This is one of the best properties on the north shore,” says Michael Coombs of Atlas.


Coombs says the top end of the market is “ticking along well”.


“This is one of the best properties on the north shore,” he said.

“I already have interest around last year’s selling price but the top end of the market is ticking along well, we are seeing strong interest from expats, the Eastern suburbs and Mosman and the guide is now $45m,” he said.

It’s not the only north shore property selling with a price guide in the $40ms.

Harston House in Carrington Ave, Mosman, has just come to market with reported $43m-$47m expectations.

The five-bedroom waterfront home is on 2462sqm of land and has views across Quakers Hay Bay.

49 Coolawin Rd, Northbridge now has a guide of $45m.


It has a boatshed and private jetty.


The newly appointed Carlton president Rob Priestley and his wife, Alex Goodfellow, have held the Federation-era home for 23 years.

Ken Jacobs, of Forbes Global Property, has the listing.

“These special properties set the market rather than follow it,” he said.

Buyers appreciate the rarity of these properties, and many are long-term holds, he added.

Each of these sales would be benchmark sales for their suburbs.

Northbridge’s residential record is the $42.75m Coolawin Rd sale and Mosman’s official record is $43.5m for 4 McLean Cres which sold last August, although 3 Kirkoswald Ave is believed to have traded at the upper end of its $45m to $50m guide.

The exact price will be known on settlement.
