A luxurious Niddrie house has shocked agents after selling for $3,110,001 to set a new suburb price record in the process.
The home at 72 Hotham Rd surpassed the area’s previous $2.87m benchmark, set by 4 Rose Ave in 2020, by more than $240,000.
Barry Plant’s Walter Mahch said the new record setter was listed with a $2.7m-$2.9m asking range and sold via an expressions of interest process.

“We were really shocked with the result, we weren’t thinking of it,” Mr Mahch said.
He said the residence was snapped up by downsizers who were seeking a brand-new, single storey abode.
Set on 650sq m, the property features an self-cleaning, mosaic-tiled pool with multi-coloured LED lights and an outdoor entertaining area with a ceiling fan, strip heater and bathroom.
The four-bedroom house contains 4m-high ceilings, a formal lounge, home theatre, brushed gold tap ware and Italian-made tiles.
The kitchen is fitted with gas cook tops, dual wall ovens, a dishwasher, stone-topped island bench tops and servery window to the alfresco zone, plus a butlers’ kitchen.
Elsewhere, there is a three-phase electric car charger in the garage.
Mr Mahch said the house was constructed by a builder who knocked down the previous home on the site and built a new house rather than the multiple townhouses, which often get built on Niddrie’s larger blocks.
He described the idea as a smart move, given townhouse projects often take up to 18 months to be approved in the Moonee Valley municipality and then another 18 months or so to build.
“They took a gamble to only build one house and took 12 months to build and put it on the market,” Mr Mahch said.
He said there was definitely demand for more detached houses in Niddrie but it was unlikely another would sell for $3m+ in the near future.
“I doubt that will be achieved again for years,” Mr Mahch said.
