It’s been a massive 12 months for SA’s premium property market, with a new state residential sale record capping off a continued run of strong performance.
According to Property Edge – which reveals settled prices for SA properties, including the ones agents have kept hidden both in SAILIS and on realestate.com.au – the state’s top 20 settled property transactions over the past 12 months, or the 2025/26 financial year total more than $177m.
$15.5m of that came from the sale of a grand renovated mansion at 11 The Avenue, Medindie, which set a new residential sale record for South Australian for sales agent Jamie Brown of Booth Real Estate – the fourth time he has held that title.
Mr Brown said earlier this month the sale would recalibrate the state’s prestige market.
“It was just a matter of time before we hit that next echelon of between $15m and $20m, and this is now the base of that new echelon that I think we’ll see,” he said.

“I think that there’ll be another probably dozen or so in the next five years in the new echelon.
“When you get up to this range, there are fewer groups to work with.
“The people in that pricepoint – the negotiations are a bit more on a different level and a bit more intense, which I love.”
He said the sale would spur on others with even more valuable properties to sell because they could now see there were buyers ready to commit at that price point.
“I think when people see this, they’ll think: ‘we’ve been waiting for a result like this because we believe ours is worth that or more’,” he said.
“And I think we needed that foundational reference point for the market to tackle the next one that’s above that.
“They’re always looking for a reference point or a bit of evidence to give them some comfort to test the market, and this property obviously was a standout.
“Sometimes people don’t want to be seen to be the one setting a new benchmark, but once that benchmark’s been achieved the groups that perhaps missed out or weren’t quite ready think now someone’s broken the seal and that gives them a bit more confidence to have a go.”
The rest of the list consisted of established, blue-chip locations and coastal hotspots, with the architecture a mix of classic character and some headturning contemporary designs.

Williams Real Estate’s Stephanie Williams said the growth in the top end of the market had been incredible.
“There has been a lot of $7.5m, $8m sales and that growth has been right across the luxury market,” she said.
“A ‘prestige’ property used to be $3m, then it went to $5m and then $10m and it’s now cracked $15m, and who knows where it’s going to go next?
“That $7m to $10m market – that’s probably the strongest premium segment and where there’s lots of volume, but there’s strength at all levels.
“There’s still strong demand from people wanting to buy luxury homes.

“And now, of course, with these recent budget changes, we’re predicting there’s going to be stronger demand for luxury homes as people start to put more and more money into their principal place of residence because it’s the only untouched area now from a tax point of view.
“Also with penthouse and apartment sales, I’m astounded at what we’re getting a square metre in East Tce and surrounds – that’s kind of a new thing for SA that’s also showing us strength in the market, and as we know the foreign buyers aren’t buying at the moment, so it is local activity, which is fantastic to see.”
