He said potential buyers have been impressed by how the builders have fitted a large home on an elevated wedge-shaped block, incorporating existing trees and nature into the design.

“It’s quite effortless. Although the build is quite modernist, and there's some brutalist elements to it, it's softened by its position on the block, which is quite rare. It’s just a really good combination between architecture and nature.”

Most inquiries had come from relocating professional families, he added.

While the luxury market remains stable, Morrissey said performance varies by price bracket.

Oversupply in the $3-5 million range over the past year has offered buyers more value.

However, properties from $5 million-$8 million are taking longer to sell.

“For properties between $5 million to $8 million, days on the market are double,” he said.

“We’ve actually seen buyers go down in price point, which has made it harder for properties between $5-8 million to sell. But the price and calibre of properties to the market is actually increasing.”

Strongest demand is for move-in ready homes on stand-alone blocks larger than 1500sqm and less than five years old, he said.

Typical buyers are affluent professional families willing to pay a premium for homes they can move straight into.

“They don't want to spend two, three or four years building a home like ICON, they just want to be able to move in, so they’re happy to pay a premium.”

Although many inner-south suburbs are experiencing declining market conditions, high-quality turnkey homes are performing best, Morrissey added.

Rising build costs, economic uncertainty and stricter tree protection rules have also made it harder and pricier to build comparable homes.

“Because of zoning changes, you can't actually replicate this home anymore. If you can find one that's already done and people have already jumped through those hoops, generally that's a big drawcard.”

He said the recent sale of the smaller, architecturally designed HALO at 29 Gawler Crescent, Deakin - for an undisclosed price and reported record for Canberra this year - had helped drive interest towards ICON House.
