5 Carnarvon Ave, Jan Juc, goes to auction on February 14 with $1.95m to $2.145m price hopes.

Nostalgic beach vibes are alive and well at an unpretentious Jan Juc home where sandy feet are always welcome.

The childhood home of Surf Coast musician Xavier Rudd and his brother, Ghanda owner Josh, winds back the clock with its classic timber construction, pairing cedar, pine and hardwood throughout.

Originally built in the 1970s, the two-storey residence at 5 Carnarvon Ave, Jan Juc, has since served as the much loved home of another now-grown family, but Gartland listing agent Greg Matheson said it still embodied the Rudd clan’s creative spirit.

The main bedroom overlooks neighbouring parkland.

“They bought it from the Rudd family, so there’s very artistic values to the property … there’s a real sense of soul in the home,” Mr Matheson said.

“It’s very organic, very sustainable, with a boatshed style construction. It’s absolutely lovely.”

A wide, north-facing front deck doubles as a welcoming entry to the four-bedroom house, which sits directly opposite parkland, just around the corner from the Jan Juc Surf Lifesaving Club.

Mr Matheson said it was ideal spot to unwind and follow the sun after walking back from the nearby beach with a surfboard under your arm.

“It is a bit of take on one of Xavier’s famous songs but also you literally follow the sun from sunrise to sunset on the deck,” he said.

The interior is largely in original condition, save for updated cooking appliances in the kitchen, but the family friendly floorplan is well suited to modern life.

Timber features on almost every surface, from the raked ceiling with exposed beams, to the lined walls, floors and handcrafted cabinetry.

Multiple living zones are spread over both levels, including the main family and dining areas, divided by a wood heater, and a secondary lounge on the ground floor, as well as a third retreat upstairs.

The central kitchen has a large walk-in pantry, plus solid timber benchtops, an electric wall oven, dishwasher and gas cooktop.

Three of the four bedrooms are located upstairs, where the main suite has treetop views, access to a large private balcony and a walk-in wardrobe.

The floor plan includes a dedicated home office with double height windows.

The custom touches continues in two of the three minor bedrooms, which have a built-in desks alongside their wardrobes. A separate study downstairs provides a dedicated work from home space if required.

Mr Matheson said the house created the feeling of instant chill, though some buyers may prefer to break up the timber by painting the ceilings white.

“The moment you walk in the front door it just screams beach house and it is relaxed,” he said.

“There are plenty of $4m and $5m, high-end architectural homes which are lovely, but you have to brush the sand off. This is a properly relaxed beach house where you can just kick back and unwind.”

Gartland, Geelong agent Greg Matheson will auction 5 Carnarvon Ave, Jan Juc, on February 14 at 12.30pm.

Price hopes are $1.95m to $2.145m.
