Move-in ready apartments with a cash boost: Sydney’s new first-home buyer pathway

Sydney first-home buyers are facing a common challenge – finding a property that is within reach of their everyday lifestyle needs, but is still affordable.

Being close to transport, work, schools, shopping centres and more is a common goal, but is not always within budget. Further, with many new communities awaiting local infrastructure, first-home buyers can be hesitant to set down a deposit without the certainty of being able to see promised amenities in action.

Easing some of these pressures is a new master-planned community in Norwest, The Orchards, with its VEUE offering nearly complete and featuring abundant amenity on site and in the surrounding area.

“Since the Norwest Metro opened a few years ago, Norwest has been so popular,” says David Lee, Sales Manager, Sekisui House.

“The Orchards is just a 7-minute walk to the Metro and then you’re in Martin Place in 38 minutes, so that’s door-to-door in under 50 minutes.”

For first-home buyers, VEUE has one- and two-bedroom apartments still available, accompanied by a limited time settlement rebate offer.

“Buyers who move quickly can also receive a significant bonus which could go toward furniture or anything else they may have planned,” says Mr Lee.

VEUE is the latest offering within The Orchards, a new master-planned community in Norwest.


A near‑finished community with room to grow

In the heart of The Orchards, VEUE features six buildings and 577 apartments, and is the fourth stage of the overall masterplan.

The community has been developed by experienced developer Sekisui House and built by Westbourne Construction.

“Completion is near, with all six buildings expected to be delivered later this year,” says Mr Lee.

All apartments feature generous layouts, plenty of light and views of the green, landscaped grounds.

One-bedroom apartments in VEUE start from $730,000, presenting a more affordable pathway to ownership for first-home buyers.

Mr Lee points out that some first-home buyers are following in the footsteps of family members who have bought one of the three- or four-bedroom apartments.

“They can all meet at the shared facilities such as the pool or the BBQ,” he says.

Residents of VEUE will have access to The Orchards' shared facilities such as indoor pools and BBQ areas.


Current and future amenities on the doorstep

Residents of VEUE will have access to plenty of amenity at their doorstep, making it easy to exercise, relax, and be part of the community.

VEUE features a community centre with dining areas that can be used privately, while across The Orchards there is an outdoor cinema, parkland and walkways.

Stage 5, Zeste, will deliver a lagoon pool and outdoor BBQs that VEUE residents can also enjoy.

“You’re buying into a growing community, not just a home. There is so much on offer without having to leave,” says Mr Lee.

In the local area, residents can walk to the Norwest Metro and easily access major roads to drive around Sydney.

“It’s a quick drive to Norwest Marketown and Castle Towers where there’s everything from coffee to restaurants and shopping. There are lots of schools – primary and secondary. It’s just a few stops on the train away from Macquarie University," says Mr Lee.

Move‑in‑ready homes with a head start of up to $50k*

Recognising the challenge for first-home buyers to get into the market in a location they love, Sekisui House has a limited-time settlement rebate incentive for apartments at VEUE Central and VEUE Parkside.

“For buyers that purchase one or two bedrooms, the rebate is $20,000. For buyers of our two-bedroom max (extra-large), the rebate is $30,000," says Mr Lee.

He says VEUE’s three- and four-bedroom apartments have been popular with local downsizers from Bella Vista, Baulkham Hills and other surrounding suburbs, seeking a connected and low-maintenance lifestyle.

“We are also offering a limited time settlement rebate for the three-bedroom apartments of $40,000 and for the four bedrooms it’s $50,000,” says Mr Lee.

While sales at VEUE have been significant, Lee says there is still about 25% of apartments left, giving buyers a lot of choice in size, layout and aspect.

He says for those that don’t want to buy in advance of construction, this gives them a chance to purchase now, benefit from the rebate incentive, and move into their new home within months.

“We have completed apartments on display so you can come and see what you will get. You can have confidence and it makes it so much easier to make a decision,” he says.
