Moolap’s most expensive house could break its own price record with the high-end listing poised to test buyers’ appetite for luxury in the suburb’s lifestyle belt.

The contemporary, five-bedroom home, which occupies a 9984sq m block at 1-7 June St, would be the first residential property in Moolap to crack $2m if it achieves $2.15m to $2.25m price hopes.

It last sold for a record $1.75m in 2021, with the vendors since adding a swimming pool to the outdoor entertainment area.

Buxton, East Geelong agent Carl McCann said with almost 1ha of land on offer, there was further scope to build on the resort-style vibes or use the substantial shedding to run a business.

“There is plenty of room for a tennis court or mini golf courses or whatever you want,” he said.

“The proximity to town is fantastic so if you wanted to put extra money into it you are always going to be well positioned.”

Scarcity of lifestyle properties so close to Geelong underpins the value Moolap’s belt of rural land, just 10 minutes drive from the city centre.

Mr McCann said he had received a number of inquires within 24 hours of June St hitting the market.

The vendors added the swimming pool after buying the property in 2021.

“They have always been pretty tightly held, that is part of it, but we had a block of land we sold a year or so back, it was a similar size, it went for $1.3m,” he said.

“By the time you try and replicate what we have got here you just can’t do so I think it’s realistic.

“There have been some terrific sales around Leopold as well for similar type properties that shows there is an appetite for it, that people are prepared to pay for a terrific home in a terrific location.”
