Lysterfield ‘cricket pitch’ backyard hits market for $1.9m

A sprawling Lysterfield home with a pool, alfresco area and 1425sq m of land is offering buyers space increasingly hard to find across Melbourne.

A Lysterfield home with a backyard big enough for a private cricket match is hitting the market for up to $1.9m.

Set on a 1425sq m block in the tightly held Carrington Estate, the five-bedroom property at 37 Windsor Drive is targeting families chasing space in one of the suburb’s most sought-after pockets.

Building a similar five-bedroom home on a block of this scale would likely cost more than the current $1.795m-$1.9m asking price, according to the agent.

Harcourts Pakenham & Officer agent Grant Johnson said large blocks were becoming increasingly difficult to secure in the area.

“It’s sitting on a 1425sq m block, which is a real standout for the area,” Mr Johnson said.

“If you were trying to replicate this, buying land and building, you’d likely be above replacement cost.

“And there’s very limited land supply in that immediate area anyway.”

An in-ground pool anchors the outdoor zone, overlooked by a large undercover entertaining area.

The home includes five bedrooms, three separate living zones and high ceilings, along with an in-ground pool and a large undercover alfresco area overlooking the backyard.

Positioned in a quiet, tree-lined street, it also features established gardens and expansive lawn space suited to family living and entertaining.

Mr Johnson said Carrington remained a long-term hold market, with many owners staying for years once they bought into the estate.

The Carrington Estate home sits on a generous 1425sq m block in a quiet, tree-lined street.

The functional kitchen connects seamlessly to the home’s main living and dining areas.

“A lot of people in that estate have been there for many years,” he said.

“It’s not a high-turnover area, people tend to stay once they get in.”

He said the home was expected to appeal to families looking for more space as buyers continued to look beyond Melbourne’s more established southeast suburbs.

Multiple living zones provide flexibility for growing families or those working from home.

Expansive gardens and lawn space create a backyard ideal for families, entertaining and outdoor living.

“It’s a very well-built home and it’s been exceptionally well maintained,” Mr Johnson said.

“Properties of this size on blocks like this really stand out, even within Carrington.”
