Luxury beachfront apartment complex smashes suburb sales record

A seaside apartment complex in the Gold Coast has broken a suburb sales record before its homes were even put on the market.

Echo by Spyre Group, a ten-storey development in Tugun, has seen eight of its ten multimillion-dollar units sold within the first month of a pre-launch campaign.

Sales across the half and full-floor residences have averaged at more than $28,000 per square metre, marking a record for the area.

Spyre founder and managing director Daniel Laruccia said the team received multiple expressions of interest for several high-value units in the building, with many competing buyers missing out on the home they had wanted.

“We have been able to successfully reposition buyers into alternate properties within the project due to them missing out on their first choice,” he said.

“The response has been incredibly strong because there simply isn’t a product like this available in Tugun.”

Eight of its ten multimillion-dollar units have sold at an average of more than $28,000 per square metre, a first for the area.


Buyers were losing out on their top homes and settling for their second choice, with recorded sales so far between $5.75m and $10.25m.


The luxury project at 2 Dune St was designed by Cavill Architects and landscape architecture by CUSP, with each home offering an expansive open-plan layout.

The building’s three-and four-bedroom units all feature cross-ventilation and a focus on natural light, with direct frontage right over the shores of Tugun Beach.

Two units remain available to purchase, with prices starting at $3.35m.

Across the building’s half and full-floor apartments, two half-floor units remain with prices beginning at $3.35m.


The project was designed to cater to hyper-local owner-occupiers, with an open-plan layout directly overlooking the Gold Coast waters.


Disclosed sales in the building have ranged between $5.75m and $10.25m so far. The luxury penthouse suite also went under offer during the campaign, selling for an undisclosed amount.

Echo is one of six recent developments Spyre Group has worked on in the Gold Coast, with a seventh to come in Main Beach later in 2026.

Construction is ongoing, and residents are set to move in by August of 2027.


Mr Laruccia said the project’s design was designed to cater to owner-occupiers already in love with the area, and he expected to create more projects like it in the future.

“We remain incredibly passionate about prestige property on the Gold Coast and are excited about what’s still to come,” he said.

Construction for the project is underway with FormPlus, set for completion in August of 2027.
