Luxury beach complex scores stagging $300m sales win before public launch

A Gold Coast complex with more than 200 units has made more than $300 million in reservations before even going on the market.

The 51-storey tower named Sandpiper Broadbeach is set to offer 204 beachfront homes for buyers, with units ranging between two and four bedrooms each.

Developed by Polycell Group, a private campaign with the company’s established audience led to the sale of 95 residences before any public sales.

Demolition is currently underway at the site on Old Burleigh Rd, with construction set to begin in July of this year.

Sales and marketing for the project is being led by MOTIV. Director Carly Cottam said the team curated their campaign towards downsizers, interstate lifestyle buyers and investors seeking a holiday home.

“This momentum builds on the proven success of The Rochester Broadbeach, which continues to progress ahead of programme,” she said. “That delivery performance has been critical in reinforcing buyer confidence.”

Construction is expected to begin in July, with a 2030 completion anticipated for the development.


Homes in the complex are divided into two sections: ‘classic’ residences for the first 25 floors, and ‘private’ residences for the homes at levels 26 and above.

‘Classic’ residences start at $1.855 for two-bedroom apartments, moving to $3.783m for three-bedroom units.

Homeowners on these floors will have access to amenities within the level four retreat: including several pools, a sauna, exercise and game spaces, private dining rooms and lounges.

But those buying a ‘private’ residence will also be given an exclusive ‘residents club’ area. This will include similar features to the level four retreat, along with a garden, cinema, music studio, library and range of office suits.

The cheapest home in the coastal complex sits at a $1.855 million price tag for a two-bedroom apartment – but half-floor units are $5m more expensive at a whopping $7.656m.


Above level 42 is a range of half and full-floor units, offered to wealthy buyers seeking an uninterrupted view of the Gold Coast horizon.

Half-floor apartments in these upper levels will start at $7.656m in price.

The project’s public launch on the market is expected to come soon, with Polycell Group’s in-house construction team preparing to work on the site over the next four years.

The completion of the project is forecast for July of 2030, when waiting residents will finally be able to move in to their new beach retreats.
