Ray White Leongatha director Kasey Bowman said the scale was one of the few large landholdings left close to the shoreline that hadn’t been subdivided.

“To buy the land and build the house today, you just couldn’t replicate it,” Ms Bowman said.
“I know of a couple of places in Inverloch where it’s cost up to around $4m just to build.”
At 1780sq m, the site is close to five times the footprint of a typical 400sq m subdivision block, highlighting why size has become a premium in the area.
“Inverloch has been heavily developed,” Ms Bowman said.
The solar and gas-heated magnesium pool and spa anchor the home’s private resort-style backyard.

“A lot of the larger blocks have been subdivided, most of them really, and that’s what makes this kind of landholding so rare now.”

Ms Bowman said buyer interest had been local, with some drawn to the potential for blended family living under one roof.
